What is the context of Estelle and Eric’s real estate project?
Of French origin, Estelle, Éric and their 3 children have been living abroad for a few years. But these expatriates plan to return to France in the coming months, during the summer.
Why couldn’t they do their own research?
Not being on site to orchestrate this research, the couple relies on the know-how of a real estate hunter. Besides, according to the desired schedule, they have only a few months to find.

What is the geographical characteristic of this research?
Because of the distance, Catherine, Eric and Estelle organized themselves around Skype appointments. During the first exchange, the couple sets out the different criteria of their search: an old apartment, with the Parisian character (Haussmannian, parquet, moulding, fireplace) with an area of 140-150 m2 with 4 bedrooms. The property will have to be located on line 6 or 10 of the Paris metro, because their children will go to a bilingual school, which is accessible by these lines.
Because of their tight schedule, they don’t want to do much work – at worst, a little refreshment. This is despite the fact that they are fully aware that they will have to rent when they arrive in France, before they can move in around the start of the school year.
With distance, how did they organize themselves?
Before contacting Catherine, Estelle and Éric were looking at the real estate agency announcements: they know the Paris market and the difficulties associated with their search. So it’s about doing it “as fast as you can, best”!

What were the highlights of this research?
Following their WhatsApp validation, Catherine makes 3 or 4 visits that she dutifully illustrates with photos and videos. If no property is retained, our apartment hunter manages to identify the prohibitive criteria: a recent accommodation without charm, an arrangement causing a loss of space, access to the metro 6 or 10 that would not be direct or a property with too much work.
Éric organizes a trip to Paris and devotes 2 whole days to Catherine – from Monday 2pm to Tuesday evening: to prepare for these marathon days,the latter sends them a selection of 5-6 goods, on Friday evening, for validation. Unfortunately, on Monday morning, she learns that some of them are already under offer. Quickly, she contacts about thirty agencies to optimize Eric’s stay: she manages to get 4 visits for the afternoon and 4 more for the next day.
How did Catherine spot the ad that changed everything?
Among these visits, Catherine identifies an ad on the HOME SELECT app, which could appeal to the couple. If the asking price is a bit expensive, they hope to be able to negotiate it as it is an individual who manages the sale: the appointment is made for Monday afternoon …
How can you resist the assets of this property – including a triple reception?
The apartment is located in the district of Auteuil, on line 10,in a beautiful old building, bright(2nd floor), with the stamp requested by the couple (parquet under the carpet, beautiful fireplaces, beautiful moldings, ceiling at 3.30 m)! If it has only 3 bedrooms, it has a triple reception that can be easily converted to recover the missing room.
Concretely, the kitchen will come in one of the 3 reception areas and the current kitchen will become a bedroom. Living in Anglo-Saxon for so many years, the couple wanted a kitchen open to the living room, to stay with their guests, while concocting good dishes, in a friendly atmosphere.
How did the negotiation go?
From the first minutes of the visit, Eric is completely charmed and places the property at the top of the list. In the evening, we even organize a second visit for the next day, in order to consolidate his position and submit the photos and videos to Estelle. The couple writes an offer below the posted price, which he submits to the owner’s friend, who is in charge of the sale (a professional hunter). The latter takes note of their interest and makes no secret of the fact that it has other offers in progress.
Eric leaves without knowing the answer… Of the other visits made during these marathon days, he was nevertheless seduced by another property, but he could not envisage it, until it was permanently lost …
On reflection, the owner asks to see the buyer: if the financial profile of Estelle and Eric was excellent, he also wanted to entrust the keys of his (precious) property to a family! Eric decides to return to France on purpose, to defend his case. At the interview, the two men get to know each other… After a new visit, a second offer and a second reflection, the deal is concluded! The official agreement arrives two or three days later by email.
Did Estelle and Eric get help with the work?
At the signing of the compromise, Éric took the opportunity to meet the contractor advised by Catherine Ziegler: as he was the same professional who intervened on the site of their friend, Eric and Estelle were totally confident.
Before the return to France of the whole family, our real estate hunter personally led the management of the works: sanding the parquet floor, installing the kitchen, redesigning the bathroom for 20 years, painting… After 6 to 8 weeks of work,they moved in with them after the holidays of Toussaint!
