What assets did these former artists’ workshops have taken over from a loft?
Located in the 3rd arrondissement of Paris, on the ground floor overlooking a cobbled courtyard, the loft – in duplex – offers an area of 95 m2 and a ceiling height of 4m. As soon as you enter, you arrive on a large living room of 40 m2, with a fully equipped and furnished kitchen, with beautiful services. The master bedroom (with bathtub) is located behind the kitchen and satisfies the plans to extend Audrey’s living room. After a flight of steps, we discover an office space, a bathroom and a laundry area. Upstairs, there is the second room desired.
Very bright, these are actually 2 artists’ workshops brought together: with this property, Lisa satisfies the atypical character of the place, with a very “marsh” spirit!
Why did Audrey have to wait to position herself?
During the visit, Lisa makes a complete report (on the apartment, the street, the neighborhood, the environment) which totally confirms the crush Audrey: she wants to write an offer remotely. Unfortunately, the real estate agent does not agree to carry out this kind of operation: he does not want to take the risk of seeing it retract at the first physical visit. Being abroad for another ten days, the two women did not no choice but to wait and cross your fingers… Fortunately, the visits were already concentrated only on the weekend… days pass and Lisa manages to arrange a visit with her client, as soon as she returns: after a few minutes of visiting, to evaluate her project in this loft, Audrey confirms her favorite and writes an offer at the price, or 1.240 million euros, with a payment without suspensive conditions.
At the time of purchase, Lisa and Audrey discovered that the lot, which already has a cellar, should normally include a second one: the current owners dissociated it from the initial sale, as they are currently using storage space and wanted to put it up for sale later. By emphasizing her cash buyer profile, Lisa manages to Include it in the starting lot for the sum of 25,000 euros: about 15 m2 and totally sanitised, Audrey already sees her in the gym!
Has Audrey planned any work to do?
If the loft could be inhabited as it is, Audrey would like to make some transformations for example, transforming the bathtub in the master bedroom into a real closed bathroom with a canopy. For this, she has brought in some architects and plans to do about 100,000 euros of various works in the apartment.
