Located in the District of Cluny,in the 5th arrondissement of Paris, the property is a small duplex of 32 m2, full of charm! At the 5th Elevator-free floor of an old building, with its own common areas, it offers floor tomettes and beams on the ceiling. With a main window and roof windows, it remains bright and calm, with a view without facing the rooftops of Paris. A property displayed in an agency at a price of 379,000 euros, with sufficient negotiating margin and interesting rental qualities, to integrate the budget of Florence. Indeed, by considering the furnished rental (in order to earn the price per square meter) and being able to claim an increase in rent of 20, taking into account the characteristics of the property (view, neighborhoods…), the project was consistent with the client’s financial imperatives.
How did Mary accompany Florence’s decision?
On a continuous journey, at the time of the search, Florence could not travel to the capital, to make the physical visit of the apartment. So she instructed Marie to make a Full report on the property : our real estate hunter has therefore worked to make many films and photos, trying to transcribe as best as possible its volumes and its height under ceiling. At first glance, it seems that some partitions – useless – make the dwelling lose space, but fortunately, nothing is prohibitive since they can easily be removed …

After a quick discussion about the proposed price, Florence decided to make an offer at 360,000 euros, between two business trips. Upon receiving the e-mail, the agency in charge of the sale of this property tells Marie that the owner has already received an offer at the same price. Florence then decided to raise its proposal by 3,000 euros to remove the decision. It should be noted that, in the end, the difference between the two offers received by the owner was 5,000 euros — the agency having agreed to lower its commission. Indeed, to the extent that the property is offered to several agencies, it is then possible to negotiate at this level as well.
Were changes made in the duplex prior to its occupation?
If the duplex could be rented immediately, Florence wanted to remove this partition which caused an unnecessarily “lose” of 3 to 4 square metres. It also wanted to make some changes, so it called for a architect specializing in small areas, which has already produced development simulations.
A confidence so absolute that she tore Mary to the end!
Beyond the research, Marie had a great “first” on this file: a client willing to sign the compromise without having seen the apartment bought. If on the one hand the trust granted was very pleasant, the fear of creating a disappointment tothe end. The day before, everyone gathered in front of the apartment to find out. At the end of the visit, Marie was able to breathe: no disappointment at any level, the couple loved it!

In the end, Since Florence could not sign the final deed, Mary suggested that she establish a power of attorney for the benefit of her notary. For this, she only had to make the procedure with the French Embassy in Switzerland. In the end, Mary turned out to be “my eyes, ears and legs, attentive to fulfill all my wishes!” .
