Living puteaux for a long time, Nadine and Florent love their neighbourhood deeply. Today, they live in a nice apartment, with their 3 children attending the city’s schools. Definitely rooted in their locality, they now want to Invest in a beautiful home!

To determine the operation of Home Select and the criteria of the search mandate, Frédéric came to see them at their home. A way for our apartment hunter to also discover their environment and their tastes. How can an address influence the purchase?
Located 150 metres from their current apartment, the coveted house perfectly matched the couple’s geographical requirements: at this address, there is no need to change children’s habits, who could continue to attend the same schools. Inside, the property had the three required bedrooms and the desired garden, but a lot of work was to be expected…
How can you not buy “the most beautiful house in the neighborhood”?
For the record, Nadine and Florent passed every day in front of this house which they described as “the most beautiful house in the neighborhood” !!! Not to mention that the name of his street bore the name of their little girl! Visible from the kitchen of their apartment, she kept making eye to them! From an external point of view, it met all their criteria; inside, it had many elements to redo… But The crush was there! After a quick negotiation, to take into account the work to be carried out, the case was closed!
Did the work envelope negotiate the price?
Indeed, if the starting price of the house took into account certain refurbishments (the electrical installation, for example), Frédéric detected a problem with the heating system, causing, among other things, problems of infiltration into the cellar, raised by the real estate agent during the visits. Our apartment hunter brought in a plumber, to diagnose and estimate the rehabilitation: a foundation to carry out the avoidsurprises and provide the financial envelope for these repairs.
For Frédéric, this research was akin to “organized bowl”: a happy coincidence, combined with a relevant solicitation — and in person — of each real estate agent, to paint a neat portrait of a couple with solid financing, a guarantee of security for any agency!
