Discover a search conducted quickly and jointly by our apartment hunters Gaelle LOHEAC and Ségolène SAUTAREL. Expats for a few years, Luc and Céline return to Paris and want to find a rental with handicapped standards to accommodate their small family. Contacted in July, will our real estate hunters take up the challenge of finding the apartment before the start of the school year in September?
What was the couple’s goal?
Living abroad for a few years for professional reasons, Céline and Luc have only two summer months to organize their return to France and find an apartment for rent: their goal is to be already settled at the time of the start of school for their two children.
Why did the family ask for a real estate hunter?
Not being there,Céline and Luc commissioned a real estate hunter to carry out this relatively urgent and specific rental search as the apartment to be found had to be easily accessible for their daughter in a wheelchair.
How was the first contact with HOME SELECT established?
Knowing the quality of Home Select hunters’ work by friends, the couple directly called Jean Mascla who passed the research on to their experts. If Gaelle Loheac made the first contact with Céline and Luc, Ségolène Sautarel came to join her as reinforcement: the urgency of the situation and the request for accessibility of the couple required to do everything possible to increase efficiency. Gold two real estate hunters are better than one!
What essential requirement did the couple have?
To facilitate four-way exchanges and eliminate the notion of geographic distance, the couple of customers and the couple of hunters have created a WhatsApp discussion to define the criteria of the exclusive mandate: beyond the logical requirements (minimum 3 bedrooms, brightness, cleanliness), the apartment had to offer doors wide enough, avoid the small steps to access the building and if it was not in ground floor, have an elevator. In other words, he had to meet disability standards to allow their child in a wheelchair to fend for themselves. Finally, the research sector is limited to 7th arrondissement of Paris, within a 10-minute perimeter around Avenue Bosquet, and close to girls’ schools.
How did real estate hunters begin prospecting?
Our two real estate hunters immediately get to work, thoroughly combing through the ad sites, but nothing proves conclusive. They also connect with all contacts that might be useful to them and they also decide to divide the list of agencies located in the targeted borough and begin a telephone and physical canvassing.
What were the main problems encountered?
To each interlocutor, they introduce themselves and detail The research of Céline and Luc, highlighting the strengths of their file (solid financial guarantees). The main difficulty of the sector chosen by the couple is that it consists mainly of old buildings, often not meeting current standards, unlike the properties of the 15e borough, for example, more recent.
How did Segole and Gaelle find out?
One of the first agencies contacted tells them that they have an off-market property that can satisfy the young couple: the appointment is made an hour later in front of the apartment in question. During the pre-visit, Ségolène and Gaelle are unanimous: the apartment meets all the criteria of Céline and Luc!
What were the main assets of the property?
Completely emptied to carry out refreshment work (at the owner’s expense), the property is located in a recent building on the 7th borough, on the top floor with elevator. With an area of 189 sqm, it has 6 rooms, namely a kitchen, a dining room, a living room and 4 bedrooms. Equipped with several balconies, one of which overlooks the Eiffel Tower and the dome, the apartment, very clean, is the only one on its landing. It belongs to a small condominium that includes this only 7-storey building.
How did the couple book the apartment?
Ségolène and Gaelle decide to block the apartment, to make several films and photos so that Céline and Luc have the most realistic vision of the property, as if they were there. Apparently charmed by the apartment, they sent the rental file and visited it a week later. As no objection is made, they confirm this choice totally in accordance with their demands and wishes. The lease is signed in July, shortly after the exclusive mandate was drafted: the small family can move in during the month of August.
Was the dwelling ready to be inhabited?
Since it had just been completely redone, Céline, Luc and their two children just have to drop off their suitcases.
A complex search, but satisfactory results!
Given the difficulty of the search (a recent building in the7th arrondissement, meeting the handicapped standards), Ségolène and Gaelle are absolutely delighted to have found it in such a short time. Efficiency driven by a fruitful and complementary collaboration between the two real estate hunters.
