Why had Peter and Benedicte’s apartment become too small?
Pierre and Benedicte live for rent in an apartment that has become too small today. Indeed, with 2 children from a first union (present 1 week out of 2) and who keep growing up, they want to be able to have a property with enough rooms, so that everyone can have their own space.
Why didn’t they want to find out too soon?
Beyond this wish, Pierre and Benedicte have not frankly started the research. Pierre being in a trial period (4 months non-renewable), he “waited” for it to end, to benefit from a stronger financing plan.

Why did we have to search now?
At the presentation of the situation, on the phone, Marie recommends to the young couple to meet without too much delay: the period is conducive to the profiles of buyers with children. Indeed, to benefit from an apartment ready for the start of school, real estate professionals see, annually, a real movement of this type of buyers, around the month of March. It is therefore better, if possible, to position oneself before. Marie takes the opportunity to reassure Pierre, who during the trial period fears that his application for credit will be denied to him.
With them, she then draws up a list of criteria to study. In terms of the property itself, it must be at least 80 sqm,have an elevator beyond the 4th and have 4 bedrooms. Note that the couple agrees to do some work. For the area to choose, the key is to find around the current school children, within a 15 minute walk radius. In other words, the 14th arrondissement,side 6th. All for one budget of 1.2 million euros,a fairly tight envelope, given the sector envisaged.
What was the essential criterion for this research?
As Pierre and Benedicte were open to the buildings of the 60s and 70s, Marie focused her research on the main criterion: the number of rooms. From the first week of searching, Marie discovers an apartment located at the4th floor without elevator, fully meeting the requirements of Benedicte and Pierre, even if it requires a lot of work. Unfortunately, by the time we called to make an appointment, the property was sold: we must be reactive,Mary may not have time to make a pre-visit for the next opportunities.

Spotted in the early hours of the morning, on the home SELECT app,an announcement challenges our real estate hunter: after a quick consultation with the young couple, she calls within half an hour and sets an appointment, to which she will go with Pierre.
What were the advantages of the apartment?
Located in the 14th arrondissement, close to the children’s school, the property, sold with parking, has 5 rooms,including the 4 desired rooms, for a total area of 117 m2. Benefiting from a double exposure,it offers a beautiful brightness (despite its 1st floor), enhanced by the presence of large windows, embellished with two balconies, one, on the living side (10-15 metres from the street, with unobstructed views) and the other on the bedroom side (garden, without facing). For such a good to incorporate the budget of Pierre and Benedicte, it should be known that the price displayed was a little below the market and that it it was absolutely necessary to redo everything (70s).
Why did it fail in a parking spot nearby?
Immediately charmed, Pierre asks that Benedicte be able to see him, that evening, to be able to formulate an offer as soon as possible: they will offer 1 million, with parking, instead of the 1.15 million requested. While they were in the middle of negotiations with the real estate agency in charge of the file, the latter receives an offer at the price of another buyer. Fortunately for the young couple, they had finally accepted the offer at the price. So they were technically the first and were able to get the apartment!
All that remained was to ensure their funding, given that Pierre was still on trial. Looking at their case, broker HS was pretty confident : the couple was well below their borrowing capacity and their profile as “young, with strong purchasing power” is generally highly coveted by banks. Indeed, the loan offer was not difficult to obtain…
Who did they entrust the work to do?
Being “totally in its juices”, the apartment had to be completely redone. For the record, on the second visit, the young couple and Marie heard noises of work in the apartment next door: they played the curious and went to pay a small visit to the manager of the construction site. The latter, understanding, allowed them to take a look at the work they had just completed: the whole was beautiful and very bright! Benedicte and Pierre therefore kept the contact details of the manager and entrusted him with the renovation of their property, in order to a total of 200,000 euros. At this price, the kitchen became a bedroom, the largest of the 2 bathrooms would become the kitchen and the space covering the other bathroom, the toilet and a closet, would be transformed into a separate bathroom and toilet. In short, only the chambers retained their original structure.
