– Second appointment 12:30 p.m. : An apartment 8 minutes walk from the Jean Jaurès station, in the Marmottan district, on the 1st floor, overlooking the residence’s garden, with a beautiful 33 m2 living room and equipped American kitchen, two 12-square-metre bedrooms, a shower/laundry room and toilets; In short, everything corresponds, and in addition there is no work it has been completely renovated, it’s perfect ….. and, second disappointment! The apartment was sold at the price, just before our visit. The visits are stopped, we have not seen it.
Really we are unlucky, but let’s keep hope, we still have our3rd date.
– Third meeting 1:30 p.m.: An apartment on Victor Hugo Avenue, close to the Marcel Sembat station, a lively area with its shops and the shopping centre “Les Passages”. It is an apartment in an art deco-inspired building, completely restructured as a loft with an American kitchen, very modern and very well decorated, with a large balcony and a quiet bedroom on the garden. The possibility of creating a second bedroom as stated in the advertisement and by the agency, is difficult to envisage, the apartment would lose its cachet. It is true that it is a beautiful apartment with a very modern and very personalized decoration that dazzles us as soon as we get home and triggers “wow”. However, when you look at the elements such as windows, paintings, you realize that there is work to be done. It is very difficult to project yourself into this style of apartment with a very modern and very personal decoration.
We are at the beginning of the research, it is very rare to find from the first visits, except a real favorite. I also continue my search in the16th near line 9; I will see the agencies with which I was in contact during a previous file. The search is more difficult. The property requires far too much work to obtain a property that meets its criteria. So I continue my research in Boulogne and in the15th.

This search must be done along the Metro Line 10. I will comb the neighborhood around Emile Zola Avenue which follows the route of Line 10, within a perimeter of a maximum 10 minutes walk from a metro station. I select, I visit, a real estate agent presents me a property, the pictures are beautiful. This property is back on the market as a result of a withdrawal of the purchaser, the sellers are in a hurry, they have committed themselves for their new main residence, the sale is urgent. The real estate agent had to undergo forced sales training. He wants me to make an offer for my client for this apartment that I can’t visit (the sellers are not available) and that my client hasn’t seen as well. Finally I manage to get an appointment the next day at lunchtime with Pierre.
Disappointment during the visit:
The apartment is well distributed, crossing, on the7th floor with a beautiful balcony, no opposite, the living room has been completely repainted. The furniture of the American kitchen has been repainted to the taste of the day, a little too quickly but it makes good in the photos, plates have been placed on the walls of the bathroom (what do they hide?), the walls and ceilings of the rooms are to be redone. The apartment is well located, well distributed, but there is a lot of work and the asking price is a bit too high, there is no negotiation possible. It should not be forgotten, my client does not want a lot of work, the real estate agent is pressing, he gives him an hour of reflection to decide. Of course my client is not a buyer, I told the real estate agent, he harasses me by text message to tell me of his displeasure. I assure you, this is the first time I meet this kind of character, it’s very surprising, an exception fortunately, I’ve always had very nice people during my research and my visits with agencies.
I continued my visits to this neighborhood, including a beautiful apartment from the 90s, with some small works, exposed to the south, small balcony with a very unobstructed view but …. on a cemetery, a positive point, calm is assured.
Analysis of our visits – New Direction of Research and Real Estate Project
For some time, I had focused my research mainly on the 15th, around this line 10, because after our various discussions, I understood that my client was very attached to his neighborhood. I had abandoned the search for Boulogne and in the16th. But you have to face the obvious, there are no 3 pieces going into my client’s budget. We need to review his plan.
