With a relatively comfortable budget, our real estate hunter has focused on rather luxurious properties, which can be rented as they are. On Sophie’s first visit, with Patrick’s family, the apartment — yet located on Boulevard Haussmann — did not convince: it turned out to be too dark. Our property seeker took the opportunity to refine its search criteria, while appreciating the responsiveness of its buyers, definitely ripe for purchase.
What criteria have blocked the purchaser during the various visits?
After presenting, then eliminating some belongings, via the Home Select application and following some inconclusive pre-visits, Sophie Ithurbide turned to her network, which was able to offer her an “off-market” apartment. Beautifully located on Rue Saint Dominique, this property offered beautiful services, with immaculate common areas, for a price of 14,000 euros per sq m. Presented to Patrick, the latter began negotiations that unfortunately did not succeed. The real estate agency, which owns the walls, had finally decided to keep it, so that it would be resold later.
Our apartment seeker goes on the hunt for a new apartment on Washington Street near Patrick’s work on the Champs-Élysées. Proposed by an agency making a lot of rentals, this property perfectly met Patrick’s criteria. But during the visit, he explained that the façade of the building does not suit him and the common areas are not luxurious enough. With an area of 52 m2, it is very well exposed and offers beautiful common areas, for a budget of 575,000 euros. What were the strengths of the apartment?
Close to its main residence in Boulogne, the property is located on Exelmans Boulevard, in the 16th Arrondissement. A situation that allows him to perfectly combine his rental vows and future pied-à-terre for his son. Not to mention that it is a safe neighbourhood, for which he will have no difficulty finding tenants: on this subject, Sophie explains that If the rent is capped, Patrick will be able to apply for the additional 20, for the exceptional view he proposes. Finally, with a price of 10,000 euros per sq m, it is a reasonable purchase, which is totally in line with the requirements of the market.
What was the buying process?
After the first visit, he lingered in the area, asking questions of the neighbours. He quickly made a visit with his family and Frédéric Girard : everyone is convinced by the benefits of this apartment. A unanimous seduction, which encourages Patrick to take the plunge and write an offer at the price, counter-signed by the seller, just 24 hours later. In the end, the case did not take more than a month of effort!
Was the apartment ready for rent?
As requested in its initial criteria, the selected apartment does not require renovation or decoration work. For a time, Patrick considered putting it to his liking, but Sophie discouraged him: for a rental investment, it was absolutely perfect!
