What reason did Sandrine and Richard move?
Sandrine and Richard have lived in Montmartre for many years — Sandrine was even born there and never lived anywhere else! Over the years, the neighborhood has become very (too?) touristy for this couple enjoying the calm. Not to mention that Richard must, day after day, return to his place of work, located in the15th arrondissement of Paris. Even though they own several property, they are tenants of their main residence: the owners informed them that they wanted to recover the apartment… So Sandrine and Richard decided to take advantage of this upcoming move to change neighborhoods!
Why was an apartment hunter essential for Sandrine?
Even if Sandrine does not work and might be available enough to carry out this research, the couple needs to be accompanied by a professional in this new real estate purchase, synonymous with real geographical upheaval for her.
How did they get to know HOME SELECT real estate hunter?
In search of a trusted partner for this research, Sandrine and Richard asked their notary if he had a resource to recommend to them: he mentioned the name of Sophie Rivière, (attached to the HOME SELECT network), greatly appreciated by some of his other clients. A relationship that is born on the basis of a recommendation is always more pleasant: the climate of trust, conducive to good research, is almost immediately installed!
What were the many requirements of the couple?
After the appointment, Sophie comes to meet Sandrine and Richard at home: for more than 20 years, they have lived in an apartment of a rather comfortable volume (150 m2), with a panoramic view of Paris.
They showed Sophie where they lived, and what they were attached to, they got to know each other better — an essential step for the couple. After a few minutes of discussion on the operation of HOME SELECT and Sophie Rivière, they decided to entrust them with their research and together defined the criteria that will be written on the mandate.
At the property level, the couple wants to acquire a quiet and brightapartment, at least 100 m2, with 3 bedrooms and an unobstructed view (as currently). Its access must be able to be done by means of an elevator and it must offer one or even two parking spaces nearby. Designed in the old or the modern, the important thing is that it is in good general condition (no heavy work).
Finally, it must be located in a lively neighborhood,without being too touristy… If Montmartre is listed on the mandate, the geographical area to be preferred is Neuilly, as well as the 17th and 8th arrondissements, on the areas near Montmartre and the Ternes metro.
Despite a comfortable budget at the beginning, the combination of these different requirements made it more “tight”: Sandrine and Richard were warned that not all criteria would necessarily be met…
What was the main difficulty of the research?
Even before starting this research, Sophie immediately identified the main difficulty of this file: Sandrine’s attachment to her current life — both in the apartment and in the neighbourhood…
If Richard had initiated — and highly desired — this geographical change, this project was nevertheless a couple project that had to be validated by both. Sophie decided to focus on sight and calm in order to seduce Sandrine…
How did Sophie’s search work?
For the first visit of Sandrine and Richard, the apartment was located in the18th arrondissement, in Montmartre: it offered a nice unobstructed view, but it was too small… Not to mention the main motivation of this project, leaving the sector…
For the second visit, Sophie took the couple to an apartment in the8th arrondissement,even though she was not entirely convinced by the property. The idea was to make them project themselves elsewhere… It was a duplex on the5th and6th with elevator, in a stone building, with a pleasant view and a small balcony. But the show turned out to be a little small,and there was no arrangement to enlarge it. Moreover, its too close proximity to the Saint-Lazare station did not bring the desired calm of a residential area.
How did they spot the property?
Alongside these HOME SELECT alerts, Sophie takes some information from her network: she is offered a property that does not offer a sufficiently clear view to the taste of the hunter. She collects all the information about the apartment, but does not schedule visits, because she does not think it will interest Sandrine and Richard. Finally, 2-3 days later, the couple calls Sophie to tell her an interesting announcement and sends the link of this property!
What were the strengths of this apartment?
In good condition, with a sufficiently comfortable surface for the couple, the apartment is located on the3rd floor of a beautiful Haussmann building, in a pleasant street,almost at the foot of the subway! Its view overlooks a large courtyard, with a certain depth of field — allowing you to see the Parisian sky, while being quiet.
The property itself has beautiful features: a high ceiling height (3.40 m), volume, all the elements of the old are preserved, and it is crossing with windows everywhere. The icing on the cake is that it has three very large cellars,which would allow Sandrine and Richard to store the many memories accumulated over time, not to mention that they lose a little surface compared to their current rental.
Why did Sophie worry a little?
At the end of the visit, Richard is enthusiastic, while Sandrine is more destabilized: carried by her husband, they write an offer at the price immediately! As the real estate project is not subject to suspensive conditions, everything goes perfectly…
… With the exception of one small concern for our apartment hunter: the quest for parking! If this did not directly call into question the purchase, Sophie was concerned to respond to Richard’s request and not to disappoint him…
In the sector, places are as rare as they are sought after: Richard wants one or even two! To satisfy her client, Sophie does some prospecting (mailing in the condominiums of the street), but the parking lots nearby are all full and/or with very long waiting lists.
Very committed to research, Richard manages to land a place by himself. At the same time, Sophie gets a rental via a parallel network (confidential, because accessible in the form of sponsorship), as well as an announcement of sale less than 200 meters: she connects the person with Richard who will finally get 3 parking spaces for his three cars …
Did Sandrine and Richard have to do some work?
As Sandrine and Richard wanted, the apartment was in good condition: all they had to do was paint a little paint for a taste and a refurbishment!
