What are the essential criteria for Gildas?

Marie, our apartment hunter, then contacts Gildas by phone and explains to him how Home Select works. In a few words, Gildas defines the various essential criteria for his search: a studio or small 2 rooms of at least 17m², with, mandatory, an elevator from the 5th floor. Bright and quiet, it must be without work or, on the contrary, be the subject of a major renovation: it is an investment, the interested party must therefore make a real estate transaction for purchase or be able to rent it very quickly, after the signing of the final act. In terms of the sectors to be favored, he wants Marie to concentrate her research in the 5th, 6th, 7th and a little bit in the 2nd arrondissement of Paris. For a total budget of 380,000 euros maximum. Finally, the property coveted by Gildas must meet the requirements of a rental investment, but in the medium term, it must be able to accommodate its children for their studies. From this perspective, it would be interesting if it belonged to the school map of Lycée HenriIV...

Why was research quickly reoriented?

Marie begins her search by going through the classified ads and by informing her network of the arrival of this new file. Quickly, she gets answers from the latter: properties that fully satisfy Gildas' main criteria. However, at their submission, he found them too expensive. After discussion, Marie understands that the budget must be reduced to around €300,000, or even €250,000, in order to buy maybe two...

Why didn't the research stop after the first visit?

From her first pre-visit, Marie made a video of a property, located on Rue Mouffetard and displayed at 260,000 euros, with a possible negotiation of 30,000 euros. Everything seems perfect, but Gildas hasn't seen enough...

Faced with two interesting properties, how did Gildas react?

Thanks to the Home Select application, Marie selects two very interesting properties, one offered at 287,000 euros, the other at 369,000 euros (but with impeccable services): enthusiastic, Gildas wants to make an offer on both! But Marie encourages him to take a stand for one or the other, to prioritize his aspirations and properly manage the files to the end. After some thought, he decided to make an offer on the first one at the price of 265,000 euros, but the apartment was already sold at the price. So, Gildas falls back on the second and makes a proposal at €360,000 instead of the €369,000 required... At this stage, he only relies on the video made by Marie...

What was the main asset of this property?

Located in the 5th arrondissement of Paris, in a street parallel to the Quai de Seine and in the HenriIV sector, the apartment enjoys an excellent location and is part of a very beautiful building, 18th century style, with exposed beams. The property has 25.14m² and overlooks a small paved courtyard with a few trees.

How did the negotiation go?

After the owner's refusal, Gildas decided to launch a counter-proposal at 364,000 euros. Before submitting, Marie encouraged him to think carefully about the situation: Gildas had mentioned to him, at the beginning of the research, the heavy monthly payments of an investment of this magnitude. In the evening, he confirms his choice. For the record, the real estate agency who was showing off was the owner of the property: from then on, negotiating becomes complicated! However, there is still common ground... Here, the proposal of 364,000 euros was accepted, because the agency could continue to manage its rental. And from Gildas' point of view, the apartment was guaranteed to be rented immediately. Not to mention that the property is also sold furnished (he didn't even have to buy the sheets!). Following these discussions, he organized a trip to Paris, with his partner, in order to visit his future property: absolutely won over, they even decided to invest by two — in fact reducing the weight of the monthly loan payments.

Could the apartment be rented out immediately?

As stated in the initial specifications, the apartment had to either undergo major renovations or be ready to rent: here, Gildas therefore had nothing to do before launching the rental.
