As they currently live in East Paris and want to acquire a property in the western suburbs of Paris, Élisabeth and Brice do not sufficiently know the real estate market in this sector, as well as the neighborhoods in which it is pleasant to live as a family. What criteria were on the search mandate?


The real estate search was very precise. In a sector close to SNCF transport or the T2 line, the couple was looking for:
An apartment with a very spacious living room (minimum 30 m²), 3 bedrooms and a terrace. They also wanted it to be very sunny, with an unobstructed view.
A house with a small garden, also well exposed.
The research area covered several municipalities: Courbevoie, Bécon district, Puteaux and Suresnes.


How did Monica start her research?


To activate her search, Monica established several alerts on key real estate sites and with agencies in the targeted area. At the same time, she systematically checked their websites to avoid missing any property. Indeed, it often happens that some apartments or houses are only broadcast on this channel. Finally, our hunter contacted all his contacts one by one to try to find properties to visit first (“off-market”).
As the search progresses, she does not hesitate to relaunch them and create new links to expand her network and increase her chances of finding them quickly.


Why didn't they buy in Courbevoie?


Very involved in the research, the couple carefully studies the selection of properties sent by Monica, specifying which ones they want to rule out (giving reasons) and which ones they want to visit.
This is how they find themselves, by pure chance, to come and see two apartments in the same building in Courbevoie. With its superb 20 m² terrace, Élisabeth is interested in the one on the first floor, while Brice is more seduced by the one on the 2E, with its large living room. At this point, the couple is ready to make an offer, but not on the same apartment! As they can't agree, the search starts again...

After 2 months, Monica spots a house on an ad issued by an individual, which was, for the record, on Stéphane Plaza's show on M6 “House for sale”. Slightly above their budget, the couple, who were not very excited to visit it, were convinced by our apartment hunter...


What did the house look like?


Located in Puteaux, bordering Suresnes, the house is very close to the city center and schools, while being quiet. Built 8 years ago, it includes an outdoor space, a ground floor (a kitchen, a living room) and two floors (2 large bedrooms and a bathroom on each floor).


Why didn't they write an offer right away?


At the end of the visit, Élisabeth and Brice love the neighborhood, but must remove two doubts, before considering making an offer: the location of transport and the luminosity.
After reassuring themselves on these two points, they write a proposal, mentioning the financing verified by a HOME SELECT broker, a guarantee of security for the seller.
The offer was quickly validated and the acquisition process started. But compiling the file was painstaking: as the house was less than 10 years old, this required a large number of documents to be provided.
