What was the main difficulty in this research?
With such an extensive location, finding apartments is both easy and difficult. Catherine therefore decided to launch a call to all the real estate agents in her directory, taking care to systematically outline all the qualities of Nicolas and Lucie's case.
Why didn't they get the 7th arrondissement property?
After offering a few property sheets, systematically discarded by the couple, Catherine quickly understood that the luminosity, the condition of the common areas and the price per m², are determining factors... One of our real estate hunter's contacts offered him a property, off-market, in the 7th arrondissement: located near Avenue de Lamotte-Picquet, with a view of the Dôme des Invalides, he has sufficiently convincing arguments to arouse interest. by Nicolas and Lucie. Interested, they ask Catherine to do a pre-visit. Immediately, she sees that he meets all the conditions. Based on his report supported by numerous photos and videos, Nicolas decided to make an offer for the property and to come and see it. Once there, he confirms his proposal, all the more confident that he comes, with his contractor, to help him calculate the renovations to be planned. An option validated by Lucie, a few days later. Unfortunately, the owner ends up deciding not to sell his property anymore... without giving any reason to the buyers, who have nevertheless positioned themselves on his apartment.
Why has the research completely reoriented?
A few weeks later, after a vacation abroad, Nicolas and Lucie sent Catherine the link of an announcement: the property in question offers great benefits, but it is above the budget initially proposed. However, given a very beautiful view, the couple said they were ready to make the effort...
What did this very special property look like that deserved this effort?
Located a stone's throw from the Champs-Elysées, in a building from the 1960s (which was not really required by the specifications), perfectly renovated, with very clean common areas and a recent elevator, the apartment, very bright and quiet, has 2 rooms for a total area of 47m². Although it needs to be refreshed, it offers great perspectives: in particular the possibility of accentuating the extraordinary view, by knocking down the partition between the kitchen and the living room!
How did the decision take place?
As it is ideally located, while being quiet, Nicolas and Lucie invite Catherine to make a first visit. As usual, she reports several dozen photos, which confirm the good vibes of her customers on this property. Given the context (visit in July), our real estate hunter is the first to visit: the real estate agent also informs him that the owner, living abroad, in another time zone, wants to sell quickly. Before even leaving, the couple wrote a proposal that was very close to the price displayed, which was validated 2 days later. Although Nicolas and Lucie do not see “their” apartment until the compromise is signed, they are not disappointed. The photographic coverage of Catherine having already fully reassured them.
How did Nicolas and Lucie decide on the work to be done?
As the apartment needed refreshments, Nicolas came several times with various contractors to draw up quotes and compare the services. While some real estate agents agree to leave their wrench set to the hunter for this kind of visits, that was not the case this time... Too bad for the agent, who had to make the trips with Catherine and Nicolas!
