Apartment hunter in Paris for exceptional properties
Discover a search quickly conducted by Luz OLLIVON, our apartment hunter specialized in West and Central Paris. Motivated by the desire to have fun, Gaëlle wants to buy and live in an exceptional property in Paris. To satisfy this desire, she entrusts the keys to this research to Luz, who will quickly identify her tastes and offer her sumptuous apartments with terraces...
What was the motivation for the real estate project?
Single without children, Gaëlle is a dynamic executive who, until now, lived in a large apartment located in the 8th arrondissement of Paris. Following an impulse, she decided to have fun and went in search of an exceptional property!
Why did she ask for the help of an apartment hunter?
As she is very busy, Gaëlle has absolutely no time to make this real estate desire a reality. It is therefore quite natural that she wants to entrust the reins to an apartment hunter.
Why did she choose HOME SELECT real estate hunter?
It is thanks to a relationship that Gaëlle turned directly to the HOME SELECT network - and more particularly Luz Ollivon.
What exactly should she be looking for?
After explaining how HOME SELECT works, Luz and Gaëlle met to discuss the specific criteria for this real estate search: the latter was primarily looking for an exceptional apartment with a terrace, with a minimum surface area of 140m², with a budget of 2 million, with a budget of 2 million, likely to change slightly in case of crush. In terms of location, she was quite open, but wanted to stay in a fairly central area of Paris.
How did Luz approach the research?
Reading these criteria and after exploring this very specific segment of exceptional properties, our apartment hunter quickly realized that she had to increase the initial budget in order to be able to show him rare properties that met her requirements. Faced with the reality of the market, Gaëlle quickly told him that she agreed to extend her research to more expensive properties.
Why was it not positioned on this particular hotel?
With this new data, Luz was able to offer him an “off market” apartment in a private mansion, of good standing, located near the Monceau Park. If Gaëlle really liked this property, its particularity was to have a 2nd floor with slightly low ceilings. However, at this level, there was a bedroom and the terrace of the apartment — the latter offering an unobstructed view of the National Assembly and the Place de la Concorde. Was it possible to raise the 2nd floor? While waiting to get the answer from the owners to this question, Luz started looking again...
How did Luz find Gaëlle's future home?
On the HOME SELECT app, she spots a very interesting ad and decides to call immediately to get an appointment for Gaëlle! If the building was not particularly exceptional, the apartment could meet all his expectations...
What did this exceptional property look like?
The property was located in the 15th arrondissement of Paris, in a building from the 70s, with shops downstairs. It was a duplex, with direct access by an elevator, with bedrooms on the 3rd and 4th floors, a kitchen, a living room and a single-storey terrace. From this first outdoor space, you could go up to a second terrace of 70m² and completely wooded (hiding everything opposite). From it, you could see the Eiffel Tower and the Invalides.
How did the negotiation go?
Following the pre-visit made by Luz, our apartment hunter sent videos and photos to Gaëlle, who wanted to visit it: she was the first to see it! Under the spell of this property, she formulated an offer that was not immediately accepted. While waiting for the outcome of the negotiations, Luz continued to show her other properties: an apartment in the 6th arrondissement, but requiring major work, another in the 8th district next to Saint-Augustin, but considered too expensive, another in the 9th arrondissement near Pigalle with a beautiful view, but too noisy for Gaët She... These successive visits confirmed her first choice: she wanted her 15th floor duplex! After tough negotiations, Gaëlle's proposal was accepted! Therefore, the acquisition process continued naturally, even if it required a little more time than average, to allow the notaries to take stock of the two terraces.
Did Gaëlle have work done?
When the final act was signed, Gaëlle was able to leave her bags: she only carried out minor repairs in order to freshen up, because the apartment was in good condition.
“Dazzling visits”
The particularity of this research, focused on atypical properties in Paris, allowed Luz to see sumptuous apartments — with breathtaking terraces!
“Delighted with Luz's services”
Gaëlle is absolutely delighted with Luz's services: fast and available, she was able to find the property that was exactly what she wanted!
