Found!

Coralie and Milo want to buy an apartment to rent it out, before settling there when they return to France, scheduled within 2 to 3 years. To conduct this research for them, they turned to Ségolène Sautarel, a member of the HOME SELECT network: despite budgetary constraints and the criteria to be met, she only took 2 months to find the coveted property, with the tenants as a bonus!

What is Coralie and Milo's real estate project?

Living in Amsterdam for professional reasons, Coralie and Milo plan to return to Paris in 2 to 3 years. Even if they already own an apartment in the capital, they want to buy a second one, to rent it out, before settling there when they return. This real estate project therefore presents a double challenge: that of meeting the criteria of a rental investment, as well as those of their main residence.

Why did they need an apartment hunter?

At first, the young couple tried to conduct their investigations alone. But, as soon as they started their search, Coralie and Milo met a real estate agency that immediately gave them a cold head on their financing. Unsettled, they therefore chose to call on an apartment hunter to validate their project...

How did they find HOME SELECT real estate hunter?

By conducting their research on the Internet, Coralie and Milo spoke with several real estate hunters in Paris, before selecting HOME SELECT: beyond the services, the contact, the quality of the exchanges and as well as the excellent reactivity pleased them. Ségolène Sautarel's personal experience did the rest...

What are the criteria for the research mandate?

During a telephone discussion, Coralie and Milo draw up the criteria for their search: they want a quiet and bright apartment, with 3 bedrooms, with a surface area of at least 80 m², on a high floor, preferably with an elevator (in any case, no ground floor). Open to renovation work, they do not want to carry out major renovations. They also want a cellar to store their things.

In terms of location, the couple primarily targets the 15E And the 16E district, but Ségolène can look at Levallois-Perret and Boulogne-Billancourt. All for a fairly tight budget...

How does the couple with the apartment hunter work?

Since Coralie and Milo are not on site, Ségolène must make a pre-visit, so that, if necessary, they can position themselves remotely. Of course, as they are regularly on business trips to Paris, they will take advantage of each trip to make physical visits, if the opportunity arises.

How did the research go?

As with such a tight budget, the available assets are limited, Coralie and Milo review their financing with a broker. If the couple knew they had leeway, they didn't want to take advantage of it. However, the reality of the Parisian real estate market forced them to review their position.

With a more generous envelope, Ségolène landed a visit to Levallois-Perret, which included all the points of the specifications. Extremely well located, the apartment triggers a crush! Responsive, the couple writes an offer remotely, immediately.

Thanks to her network, Ségolène obtained a new visit, the next day: an “off-market” property managed by a real estate agency in Boulogne-Billancourt, which our apartment hunter had just prospected...

What is the description of the property found?

Established in a recent building in Boulogne-Billancourt, this 4-room apartment has 3 bedrooms, 1 bathroom, 1 shower room and 1 cellar. Located near the metro, it enjoys the quiet of a 5E 1st floor, knowing that it does not overlook the street either... If all the boxes in the specifications are checked, he adds 2 small balconies and a parking lot within the building...

Did Coralie and Milo negotiate the price?

During the pre-visit, Ségolène takes photos and videos that she immediately sends to her customers. At the exit of the building, she calls them to get their impression. Our real estate hunter slips in when a small negotiation is possible, according to the agency in charge of the file: in fact, the sellers are in the process of buying a house and are in a bit of a hurry.

After a few hours of reflection, Coralie and Milo send him a negotiated offer, which corresponds more to the market price... The next day, the owners accept it. The following weekend, the couple went to Paris to visit the apartment and confirm their interest.

How did the lease of the apartment take place?

Coincidentally, the sellers wanted to remain tenants of their old apartment until the work on their new house was completed. Coralie and Milo didn't even have to search: this situation suited everyone! The two parties therefore signed a lease of the furnished apartment for one year.

“From a distance, reactivity is the key! ”

As part of research conducted for customers who do not live in Paris, reactivity is absolutely essential, in order not to miss out on a property. Not to mention that some sellers do not like not to see the buyers: you must therefore reassure them as soon as possible! In this case, Coralie and Milo were able to position themselves quickly and they were able to travel, once the offer was accepted, to validate their impression.

“2 months and tenants, how can you not be satisfied? ”

It only took 2 months of research to Ségolène, to find the apartment that met all their criteria (and even more). The icing on the cake, she even found tenants to invest it in the continuity of this purchase. What more could you ask for?
