Simon is a young man in his thirties, who has been working and living in Paris for 8 years. Currently, it is rented in a very lively neighborhood, rue Montorgueil. Endowed with a certain purchasing power, he wanted to invest in Parisian real estate and was actively looking for his main residence.

After confirming their interest, they write an offer at €360,000 (according to the agent's instructions). In the evening, the real estate agency informs them that a second buyer has presented a higher offer of €1000. At this stage, there are only two solutions: either Simon immediately makes an offer at the price, or he raises his first proposal slightly, at the risk of losing the property to the other buyer in the meantime. So he calls back an hour later to offer the €370,000 requested. Deal done!

What property caught Simon's attention?

Dating from the 70s, the apartment is a 43m² 2-room apartment, located in the 19th arrondissement of Paris, near the Buttes Chaumont. Although its location is slightly outside the area primarily desired by Simon, the planned evolution of the neighborhood is totally in line with his wishes. On the 8th floor out of 9, it has a bedroom overlooking the courtyard, a balcony overlooking the street (7m²), an independent kitchen and a bathroom, with separate WC. And the additional argument of this apartment: A parking space included in the starting price! Note that it is possible to rent this space, between €100-150 per month and that it will always be an excellent asset for resale.

Why did the buyer choose this purchase?

Despite the fact that Simon bought alone, with a family that was geographically very far away, he was able to quickly position himself on this property, because he had a good understanding of the Parisian market and what could be expected of him... After twenty unsuccessful visits, treating yourself to a crush seems easier! Finally, Delphine did a good job of reassuring him about this purchase and to surround him with the necessary resources, to help him make this decision (notary, broker, advice...)

Was there a need for beautification?

Simon plans to do some small jobs. Although Delphine naturally offered Home Select contacts, to support him in this process, he preferred to call on an architect friend, with whom he made two counter-visits to the apartment.
