A young dynamic executive, Emilie lives temporarily, for professional reasons, in the south-west of France in Agen. She wants to invest in Parisian real estate to start building up her assets. The property will be intended for rent pending its probable return to Paris within 2-3 years.

Not being on site, Emilie needs help and advice to find her first real estate purchase.

What are the specifications?

The specifications defined by Emilie are very clear: the budget is 300,000€ all inclusive, you need 2 rooms including 1 bedroom, the minimum surface area is 30 m2. No ground floor, elevator from the 4th floor. A bright and quiet home in a well-maintained building. No central heating, no caretaker (high loads). Work is possible. Although the operation is a rental investment (priority over financial return), Emilie needs to be able to enjoy it and plan for it in the event of her return to Paris.

What is the action plan?

The action plan defined is simple: as small surfaces without defects leave very quickly, you must be very reactive as soon as a property arrives on the market in order to be the first to visit it. Emilie definitely wants to visit before buying. Living far away, she plans to come and spend a week in Paris to find her apartment. She agreed with Catherine to inform her of her arrival 1 month in advance. Catherine plans to devote all her time to him during this week and then starts the search 48 hours before her arrival.

How did the research go?

The search turned into a “marathon of visits”: few properties presented themselves in the desired sector, and above all, meeting all the criteria proved to be a huge challenge. It was not easy to find “the rare pearl” during the very short period of one week.

How did you find the property? After how long?

48 hours in advance, I quickly realized that it would be necessary to broaden the search perimeter if Emilie wanted to find her favorite during the week. Over three days, Monday, Tuesday and Thursday (Emilie had a professional obligation on Wednesday), we visited a total of 19 properties in the 11th, 12th, 13th, 14th, 15th and 17th districts, as well as in Boulogne-Billancourt (92). Emilie did not know the 17th arrondissement at all. She liked it right away. I showed him the Cité des Fleurs and, not far away, Les Batignolles with its market, its Square, its small designer shops and its restaurants.

What is the description of the property found?

It is a 2-room apartment of 29m2, crossing, star-shaped, bright, with a small entrance, serving the living room (on the street, South), the kitchen area and the bedroom + bathroom/WC (on the courtyard), on the 1st floor without elevator of a small well-maintained condominium, with a very quiet street garden (small bench under a tree, flowers...). Individual electric heating.Habitable as it is, Emilie will be able to offer this property for rent as soon as the sale is acted.FAI price: 242.000€Works (change of the electrical panel): 800€.

How did the customer decide?

It is next to the Cité des Fleurs, rue Gauthey, that we visited, on Thursday noon, a property that had just been put on sale in the morning. We counter-visited it on Friday lunchtime with a colleague Architect. We needed his opinion on a very impressive water damage in the bathroom. Once reassured, Emilie made an offer “at the price” immediately, in order to be sure to block the sale (I had previously verified that the proposed price was consistent with the market). All scheduled visits have been suspended. His serious offer, with a suspensive loan condition, was accepted and a sales agreement was quickly planned. Note that the promise to sell stipulated the restoration of water damage before the final sale (suspensive clause). The walls being very dry, it remained to involve the tenant's insurance in place.

Has any work been done?

Only the electrical panel was changed, to put the property back on the rental market while complying with the Alur law.

The conclusion of your Paris apartment hunter

It is an unusual search, due to its rhythm, for a 2-room apartment in Paris. The timing being very short, it was necessary to broaden the scope of research (with Emilie's agreement) and to react quickly as soon as a potential property arrived on the market.I am happy to have directed Emilie to the 17th arrondissement, which I like a lot, and, particularly, to this Epinettes district, which is in full transformation thanks to the arrival of a new Judicial City in 2017. This city will host the courts of the 20 districts of the capital, the Tribunal de Grande Instance de Paris and the Regional Directorate of the Judicial Police of Paris (the famous 36, Quai des Orfèvres). A great demand for housing is therefore to be expected. The prices in this neighborhood are going to go up! It is therefore a very good real estate investment! This “hunt” represents an overall budget (HS fees and notary fees included) of around €266,000, a budget lower than that set at the beginning.
