Why did Gaétan and Bérénice want to change their homes?
After a few years in their 4 rooms, located in the 19E arrondissement, Gaétan and Bérénice chose to go in search of a new property: in fact, as the neighborhood had become less family-friendly, they wanted to find a home more suited to their lives, with their three children.
When did they decide to hire an apartment hunter?
As the couple was ready to leave Paris for the suburbs, Gaétan and Bérénice combined their search with very important compensation requirements. After 18 unsuccessful months, they decided to call on a hunter to assist them in their thinking and help them find this accommodation.

What were Gaétan and Bérénice's requirements?
After an initial telephone contact, Anne-Sophie went to their home to find out all the details of their search. It is always very interesting to go to customers' homes, to discover how they live: this makes it possible to identify tastes and expectations more quickly. Without being particularly urgent, Gaétan and Bérénice wanted to find their home before April, in order to be properly settled there for the start of their children's school year. The coveted sector included the cities of Nogent (preferably), Vincennes and Saint-Mandé. Until Vincennes, the couple wanted an apartment and outside this perimeter, a house. At this stage, the couple thinks, like many others, that beyond the ring road, real estate prices are halved...
Regarding the property itself, Gaetan and Bérénice wanted a millstone house, with cachet — which excluded a property from the 70s. The accommodation had to have 4 bedrooms, 3 of which are of the same size, a garden, a garage, with, if possible, a basement or storage space (cellar or attic). On the other hand, they were not opposed to doing some work...
What were the major difficulties of this research?
Reading these criteria, Gaétan and Bérénice's search presented two major difficulties: the obligation to find 3 identical rooms, in order not to give any preference to one or the other of the children. The millstone house, extremely rare in the suburbs, with the couple's budget.
However, Anne-Sophie does not let herself be discouraged and sets her alerts on the HOME SELECT application.
Was Anne-Sophie able to show them properties to visit?
For their first visit, Anne-Sophie takes them to Lower Nogent: the property is a 130 m² millstone house, enjoying an ideal location, both close to the RER and to the school where they wanted to put their children. A home with a lot of potential, but where everything has to be redone! To support their thinking, our apartment hunter brought in a HOME SELECT contractor, to obtain a general estimate: the professional detects a small irregularity, the surface is closer to 100 m² than 130. With this new setting, the house seems a bit expensive. As Gaétan and Bérénice were very interested in this house, they wrote an offer that was lower but in line with the market price. Unfortunately, the owners do not accept it.
Anne-Sophie then took them to see an apartment in Saint-Mandé, but the proximity of the ring road (causing noise pollution) made them give up immediately.
A few days later, our apartment hunter carried out a pre-visit to a house near Nogent: unfortunately, the RER passes nearby, by air - which was prohibitive for the couple, who did not even travel.
How did Anne-Sophie spot the ad?
One morning, Anne-Sophie is alerted by the HOME SELECT application : an announcement has just been published on a real estate site, by an individual! This is a house likely to please Gaétan and Bérénice. She decided to organize a pre-visit.
What were the many assets of the house?
Once there, Anne-Sophie notes that the house has a lot of advantages: it is well located near shops, the market, the cinema and the town hall; and it is close to the RER, without registering noise pollution; it has a large garden; it is in a millstone with a basement and a garage. On the ground floor, there is a living room, a living room and a kitchen; on the 1st floor: 2 bedrooms and a bathroom; on the 2nd floor: 2 bedrooms, with the possibility of creating a second bathroom. All rooms are the same!
How did the negotiation go?
Watching the movie directed by Anne-Sophie, during her pre-visit, Gaétan and Bérénice are thrilled! Our apartment hunter organizes a visit the next day with the whole family. Immediately, they plan and negotiations begin. After an initial offer, they manage to reach an agreement.
The compromise was signed during the Christmas holidays, then everything went perfectly together, until the signing of the act.
What kind of work did they do?
When the keys were handed over in February, Gaétan and Bérénice carried out some work, until their arrival at the beginning of summer: beyond the changes in decoration, orchestrated by a professional, they intervened on a load-bearing wall, to open the kitchen to the living room and they completely redid the bathroom of the 1Er floor.
