Edwige and Denis have been living in Brittany for a few years, but for professional reasons, they must move to the Capital: in search of a very popular type of property, a 2-3 room apartment, they call on an expert to support them.

What event prompted this real estate project?

Edwige and Denis settled at the tip of Brittany for several years. Today, Denis's recent professional promotion forces them to consider the benefits of buying real estate in Paris: in fact, he will soon open a branch of his current company, in the Montparnasse Tower. Having no geographical requirements on her side, to work, Edwige therefore naturally decided to follow him in this new Parisian adventure. So, the young couple is looking for a 2-3 room apartment, ideally located less than 15 minutes from the famous Parisian tower.

Why not do the research on their own?

Recognizing the necessary reactivity on the real estate market for small areas, Edwige and Denis — still living in the Province — decided to mandate an apartment hunter to carry out this search.

How did they set their sights on HOME SELECT?

A quick search on the Internet led them to the Home Select site, which is particularly well referenced. In the end of the phone, the first contact with Jean Mascla goes very well: after the expression of their wishes, the latter puts them in contact with Frédéric Girard.

What is the scope of research set by the couple?

At the time of the first appointment with Frédéric, Denis, for his professional needs, is already living 3 days a week at the hotel in Paris. They therefore took advantage of one of their stays to meet and set the main criteria for the search: the couple wanted an apartment of at least 50 m², fairly bright, with an elevator and with a parking space. The common areas and facades of the building must be maintained (to meet image requirements) and the search area is established within a radius of 15 minutes around the Montparnasse Tower. Given these elements and the budget, Edwige and Denis agree to carry out some work.

Why did Frédéric know that he would find the property of Edwige and Denis?

The fact that Edwige and Denis are not on site is a relatively classic type of profile for real estate hunters: their added value seems even more obvious! For them, we stay on the lookout, manage the intensity of searches, which we modulate according to the availability of visits from our customers. However, we still need a very lively reactivity of these customers: however, since Denis already came to Paris regularly, Frédéric was convinced that he would find the property that the young couple needed. Not to mention that on this file, the specifications were clear and precise, the result of careful consideration at the outset.

How did Frédéric proceed in concrete terms?

At each trip, our real estate hunter listed the couple's excellent record, established a selection of properties, and then carried out a few pre-visits. How did Frédéric get an off-market property?

For Frédéric, coming to the agencies physically makes an impression and often lays the foundations for a mutually beneficial relationship. A strategy that was clearly paying off since, on this issue, one of the agencies contacted (with whom he had already visited a property) called him back to offer him an “off-market” property. In other words, an apartment that does not yet benefit from advertising. Fully meeting the requirements of Edwige and Denis, Frédéric carried out a pre-visit, with the diagnosers, who came to “assess” the property for its future sale. What was the potential of this property?

Located in the 6th arrondissement of Paris, within the geographical perimeter required by the young couple, the property had an area of 53 m², with a nice balcony. All established in a contemporary building, with great benefits (elevator, parking and impeccable co-ownership). On the other hand, the apartment required work, before being able to move in...

What was the couple's reaction to the sight of it?

First of all, Frédéric presents the property to Denis, who quickly spells “banco”! Having knowledge in real estate, he immediately recognized the potential of the property, despite the work to be done. A few days later, the two men returned with Edwige, who also validated this choice, with the same enthusiasm: they therefore formulated an offer slightly below the price, while remaining reasonable, taking into account the work to be done.

Did Denis call on Frédéric to manage the work?

Having connections in the real estate world, Denis was able to project himself into the property and assess by himself the amount of work to be planned (finishes and carpentry, essentially). So he masterfully led the changes. With a little time before moving in (as Frédéric had found their property very quickly!) , the couple could do things in order and move in, once the apartment was finished.

“Square”, serious and committed customers!

This research, outside his preferred sector, led Frédéric to make educational efforts with agencies, to make them understand his role, insisting on the serious dimension of the procedures (verified financing, buying client, etc.). These are all elements to reassure and establish a climate of trust in these professional relationships. On the customer side, Denis and Edwige were charming people, who thought carefully about their project and were well involved in their buying process.

Denis and Edwige are absolutely delighted with this collaboration, which they keep in touch with. Although they were never in an emergency, Frédéric found their apartment in less than 2 months, limiting the stress factor and adding considerably to the comfort of their situation.
