Camille and David asked the HOME SELECT network to find them a property, intended to be a rental investment, before being a home for their daughters in a few years. Owners of their main residence, Camille and David live one hour from Paris with their two daughters. Their real estate project is to buy a property that will be, at first, intended for rental, before welcoming their children for their higher education.

How did the start of this research happen?


As with each of her searches, Ségolène sets up the HOME SELECT application with the couple's criteria and activates her network in the coveted sector. But the requirement for school sectorization leaves few real estate opportunities.

However, our apartment hunter manages to visit a property, very well located, meeting the wishes of Camille and David, but requiring a total renovation. Immediately interested, they give themselves time to think, before finally giving up: they simply do not have time to take care of the work to be done... However, they are in a hurry to make their project a reality!


Why are they revising their specifications?


Quickly, Camille and David understand that the sector offers only a few properties, which may also require work to be planned. After discussion with Ségolène, they therefore decided to expand the search area to 15E and 17th districts, while remaining close to the 16the, and to lower the surface to 20 m².

These new parameters reveal apartments to visit: Ségolène makes a selection of properties, carries out her usual investigations to obtain additional information and, if necessary, carries out some documented visits for her clients.

Sometimes, Camille and David send him announcements and ask him to go see the properties, even if she had not retained them on her side: during a visit, this systematically confirmed Ségolène's positions, but the couple still needed to invalidate them themselves...


How did the apartment hunter get his hands on the right property?


By contacting an agency to obtain additional information on an ad, the real estate agent tells him about another property that could totally correspond to the wishes of Camille and David. Immediately, Ségolène booked the first time to visit the apartment... Anecdotally, the agency knew HOME SELECT very well because it had already worked with some members of the network, but it had not yet dealt with Ségolène Sautarel.


What is the description of the apartment found?


Located in the 17E arrondissement of Paris, near the Villiers metro station, in a building from the 1930s, this is a 20 m² studio on the first floor, with high ceilings. Perfectly optimized, it does not require any work and belongs to a good condominium.


How did the couple react?


After her visit, Ségolène sends the photos and videos to her customers: under the spell, they immediately get the price (several visits were already planned in the same day!). The next day, their offer was accepted by the owners. A few days before the promise, Camille manages to free herself, to come and visit it and definitively validate this purchase. The rest of the sales process happens in a classic way.


How did the rental go?


Upon receiving the keys to the apartment, Camille and David bought some furniture, to meet the requirements of a short-term furnished rental. As he had no contacts in this field, Ségolène recommended two agencies to them: the first being the one that sold them the studio and the second, an agency specializing in leases of 1 to 12 months.

In the end, the couple chose the first, with a traditional lease to optimize the return on their investment. It is only when they consider taking it as a base for their daughters that they will then advise of shorter rental options...
