Why is Jules looking to change his apartment?

Jules is a young senior executive caught up in Parisian traffic jams on a daily basis: beyond the usual commute between home and work (from department 94 to the 20th arrondissement of Paris), he is regularly required to travel throughout Île-de-France. Today, he decided to buy in Paris to avoid his daily inconveniences!

What could an apartment hunter get him?

With only a short amount of time to carry out his real estate search, Jules wants to rely on an apartment hunter, who will have to deal with his availability — only concentrated on evenings and weekends.

What did Jules want for his future real estate purchase?

Contacted by phone, Catherine helped Jules define the procedures inherent to the search to be carried out: an apartment of at least 80m², with two bedrooms, starting on the 2nd floor of a recent building, both practical and modern. In other words, no 1st floor, no ground floor, no Haussmann style and no creaky parquet floors. He also wants parking for his car and is mainly targeting the 11th, 12th, 13th and 20th districts of Paris. Listening to these requirements and her budget, Catherine believes that the research is completely coherent, not to mention that Jules has already validated his financing with his bank. At the end of this call, he signs the exclusive mandate, which gives the green light to our real estate hunter.

How did Catherine start her research?

Given Jules's wishes, Catherine primarily targets his numerous contacts: the immediate advantage is that he wants a recent property, unlike the majority of buyers, who prefer the old one. Quickly, she receives 5 or 6 proposals to study. Unfortunately, none of them meet Jules' requirements.

Was the first offer the right one?

However, she decides to put one aside. Indeed, despite its first floor, the property is located in a beautiful residence, overlooking a quiet street in the 20th arrondissement of Paris. In addition, it has an area of 73m², with a balcony! Catherine organizes a pre-visit and makes videos and photos, which she then presents to her client, obviously intrigued by the property. While planning a second visit, another agency arrives on the sales project, generating a large number of appointments. Despite this new competition, Jules comes to visit it and decides to make an offer lower than the asking price — the apartment requires some work (carpets and tapestries in the rooms...). But this proposal remains unanswered. After a week, Catherine and Jules learn that the owners have sold their property to another person, without offering Jules the possibility of bidding. It's a hard blow!

Action, reaction: How did Catherine reinvigorate her quest?

Catherine is actively resuming her research in the field, presenting herself to agencies located near this first apartment. Fifteen days later, she discovered a property — hitherto overpriced — that now included Jules' budget. She immediately meets the director of the agency in charge of the file, who was not used to working with a real estate hunter. However, he is delighted to discover this new approach and organizes a pre-visit with Catherine, before coming back a second time, with her and Jules.

What advantages did this other property have?

Located a few hundred meters from the first coveted apartment, this property - with parking - potentially belongs to a district validated by its client, while being positioned on the 4th floor, with a southern exposure (unlike the North orientation of the previous one). Although it does not offer a balcony, it has a large French window with railings that let in light. As desired, it is composed of 2 bedrooms, with a spacious living room and a small separate kitchen, next to the entrance. Catherine, believing that the distribution could be better, called on a contractor to estimate a work project and, thus, offer the possibility to Jules to host American cuisine.

Did Jules make an offer at the asking price?

Despite his falling price, Jules decided to make an even lower offer, in order to include the work envelope, budgeted by Catherine's expert. Not to mention that the property needed to be brought up to date, to refresh a slightly aging decoration. Before positioning himself in this way, our real estate hunter had inquired: she knew that the agency manager knew the seller and that an offer of this kind could be accepted, which was the case!

How was the work managed?

Jules relied on his personal contacts to carry out the work, modifying the kitchen and therefore the living room.
