Sandrine and Richard have to move and leave Montmartre for various reasons: beyond the pure search for the property, Sophie will accompany them to take this new stage and this geographical change more calmly.

 

What was the reason that prompted Sandrine and Richard to move?

Sandrine and Richard have lived in Montmartre for many years — Sandrine was even born there and has never lived anywhere else! Over the years, the neighborhood became very (too much?) tourist for this couple enjoying the peace and quiet. Not to mention that Richard must, day after day, return to his workplace, located in the 15E arrondissement of Paris. Even if they own several properties, they rent their main residence: however, the owners informed them that they wanted to get the apartment back... Sandrine and Richard therefore decided to take advantage of this upcoming move to change neighborhood!

 

Why was an apartment hunter essential for Sandrine?

Even if Sandrine does not work and could be sufficiently available to carry out this research, the couple needs to be accompanied by a professional in this new real estate purchase, synonymous with real geographical upheaval for her.

What were the couple's many requirements?

Once the appointment is set, Sophie comes to meet Sandrine and Richard at their home: for more than 20 years, they have lived in an apartment with a fairly comfortable volume (150 m²), with a panoramic view of Paris.

Finally, it must be located in a lively neighborhood, without being too touristy... If Montmartre is on the mandate, the geographical area to be preferred is Neuilly, as well as 17E And the 8E districts, in the areas near Montmartre and the Ternes metro station.

Despite a comfortable budget at the beginning, the combination of these different requirements made it “tighter”: Sandrine and Richard were warned that not all the criteria would necessarily be met...

 

What was the main research challenge?

Even before starting this research, Sophie immediately identified the main difficulty of this case: Sandrine's attachment to her current life — both in terms of the apartment and the neighborhood...

Although Richard had initiated — and strongly desired — this geographical change, this project was none the less a couple's project that had to be validated by both. Sophie therefore decided to favor the view and the calm to succeed in seducing Sandrine...

 

How was Sophie's search organized?

For Sandrine and Richard's first visit, the apartment was located in the 18thE arrondissement, in Montmartre: it offered a nice unobstructed view, but it was too small... Not to mention the main motivation for this project, leaving the area...

For the second visit, Sophie took the couple to an apartment on 8E district, even if she was not entirely convinced by the property. The idea was to have them project themselves elsewhere... It was a duplex with 5E and 6E with lift, in a freestone building, with a pleasant view and a small balcony. But the living room turned out to be a bit small, and there was no layout that allowed it to be expanded. Moreover, its excessive proximity to the Saint-Lazare station did not bring the desired calm of a residential neighborhood.

 

How did they find the property?

In parallel with these HOME SELECT alerts, Sophie takes some information from her network: she is offered a property that does not offer a sufficiently clear view for the hunter's taste. She collects all the information about the apartment, but does not schedule visits, as she does not think Sandrine and Richard will be interested in it. Finally, 2-3 days later, the couple called Sophie to let her know about an interesting announcement and sent the link to this property!

 

What were the advantages of this apartment?

In good condition, with a surface area comfortable enough for the couple, the apartment is located on 3E 1st floor of a beautiful Haussmann building, in a pleasant street, almost at the foot of the metro! Its view overlooks a large courtyard, with a certain depth of field — which allows you to see the Parisian sky, while being quiet.

The property itself has great benefits: a high ceiling (3.40 m), volume, all the elements of the old are preserved, and it is crossing with windows everywhere. The icing on the cake, it has three very large cellars, which would allow Sandrine and Richard to store the many memories accumulated over time, not to mention that they lose a bit of surface area compared to their current location.

 

Why was Sophie a bit worried?

At the end of the visit, Richard is enthusiastic, while Sandrine is more destabilized: carried by her husband, they write an offer at the price immediately! As the real estate project is not subject to suspensive conditions, everything is going perfectly...

... With the exception of a small concern for our apartment hunter: the search for parking! Although this did not directly call into question the purchase, Sophie was concerned to meet Richard's request and not to disappoint him...

In the sector, places are as rare as they are sought after: however, Richard wants one, or even two! To satisfy her client, Sophie does some prospecting (mailing in condominiums on the street), but the nearby car parks are all full and/or with very long waiting lists.

Very committed to research, Richard managed to get a place by himself. At the same time, Sophie gets a rental via a parallel network (confidential, because it is accessible in the form of sponsorship), as well as a sale announcement less than 200 meters away: she therefore connects the person with Richard who will finally get 3 parking spaces for his three cars...

 

Did Sandrine and Richard have to do work?

As Sandrine and Richard wanted, the apartment was in good condition: they only had to give a little paint to be brought up to date and refurbished!
