Found!
Discover a search quickly conducted by Marie Esmieu-Fournel, our apartment hunter specialized in Paris 14th. Inès sets off in search of a rental investment that is both bright and calm: a formidable businesswoman, has she found her happiness thanks to Marie?
What type of investment did Inès want to make?
Although Inès lives in Alsace, this young mother is looking to make a rental investment in the French capital. A dentist by training, she does not have much time to come to Paris and make the visits necessary for this type of financial investment. Not to mention that she also has to take care of her children.
Why did she need an apartment hunter?
Quite logically, Inès turned to an apartment hunter to look for opportunities in Paris for her. For her part, she left on Thursday to visit the detained properties. Note that if necessary, her parents, present in the Paris region, could make the trip for her.
How did she discover the HOME SELECT network?
Active on the Facebook network, Inès saw a sponsored ad pass on her news feed promoting the services of Home Select apartment hunters. Intrigued, she went to visit the website and quickly decided to contact us. After talking a few minutes with Jean Mascla, Inès was put in touch with Marie Esmieu-Fournel, our Home Select apartment hunter, specialized in the coveted sector.
What was on the search warrant?
In addition to the mandatory legal information, the search mandate also includes the main criteria, which Inès presented to Marie during their first appointment. Criteria, both on the property itself and on the expected geographical location. For example, Inès wanted to focus the research areas on neighborhoods that were potentially interesting, in a few years, for her children, namely the 11th, 12th, 13th, 14th, and 15th districts of Paris. Only in the old one, the coveted property must be quiet, with a minimum surface area of 35 m², with a beautiful light. Finally, close to the Paris metro, this 2-room apartment can finally be without an elevator up to the 3rd for a maximum budget of 400,000€.
How did Marie attack this research?
After this appointment, Marie Esmieu-Fournel started her work by making, on the Home Select application, an initial selection of properties that met her client's requirements, but Inès systematically refused them. Quickly, our apartment hunter organized a telephone call in order to refine her search: in concrete terms, she took back the goods already sent, one by one, and sought to understand the reasons for each refusal. This is how she was able to determine that Inès did not want housing on a major Parisian street and that she preferred luminosity to all other criteria.
After this initial clarification, how did the research go?
Following this development, the sustained consultation of real estate ads resumed for Marie; but better targeted, the list of pre-selected properties aroused more interest and generated more visits from Inès's parents. For one of them, Marie made a complete and very detailed photo report: with this documentation and the validation of her parents, Inès made an offer, without traveling, but well below the price. Upon receipt, the owner, who had, in the meantime, accepted an offer from another purchaser, offered to Inès to increase hers if she wanted to get the apartment. Marie then intervened to advise him to let go: beyond the ethically questionable process, nothing prevented the owner from doing the same thing to Inès a few days later! Convinced, she did not follow up. During another day of visits, Inès realized that she wanted an elevator, regardless of the floor of the property. Marie continued her research actively. She proposed 3 apartments in the 14th arrondissement, pre-validated on the form by Inès, then visited by her parents. If 2 of them did not seduce, the 3rd proved to be the right one...
How did Marie find the apartment that Inès was looking for?
After scouring the Parisian market, from top to bottom, Marie Esmieu-Fournel was beginning to be overcome by anxiety: after hours of research on the Internet and in neighborhood agencies, she could no longer find anything to present to Inès! Then, as she wandered around the web, she found a 2-room apartment on the site of an agency: owned exclusively, it appeared in an agency in the 18th arrondissement, while the property was located in the 14th arrondissement!
What do these 2 rooms used in offices by architects look like?
Located in the 14th arrondissement of Paris, on the 4th floor (with a brand new elevator!) of an old building, having recently undergone a facade renovation, this 2-room apartment of 35 m² benefits from a double exposure, which did not fail to seduce Inès. Quiet, it overlooks a small street behind the Plaisance metro station. Currently used as an office for architects, the kitchen and the bathroom are impeccable: all you have to do is put furniture there!
How was the property negotiated?
Not having the possibility to visit it herself, Inès decides, in spite of everything, to make an offer of 365,000€ on this property displayed at 390,000€. The owners then come back with a counteroffer of 375,000€ that Inès refuses, and this despite Marie's advice... After negotiations between Marie and the real estate agency, the “deal” was found at 366,500€. In particular, the agency agreeing to reduce its commission... Once the deal was concluded, Inès went to town shortly before the signing of the compromise, to visually validate her purchase.
Did Inès do some work before renting?
No, she simply had some furniture delivered, following the recommendations of professionals, to facilitate the rental. Note that Marie had previously sent him the contact details of several neighborhood agencies, for the management of this aspect.
“Square and responsive”, a good cocktail!
The more the customer knows what she wants (and doesn't want!) , the easier the search is for our real estate hunter, Marie Esmieu-Fournel! And, icing on the cake, Inès was very responsive!
“A valuable contact already passed on to another investor...”
Inès — without hesitation — sent Marie's contact details to her husband, so that he too could benefit from her expertise and skills!
