The young woman also wants to focus the investigations on the 14E, 15E 17E And 18E districts: these are neighborhoods she knows, which reassure her and which are very accessible from Montparnasse train station — satisfying a key criterion for its target, namely students. By taking note of these elements, Gaëlle insists on the fact that the smaller it is, the more expensive it is: in the targeted neighborhoods, the search is complicated. She notes in passing that Sabine is open to work, as long as it fits into the envelope.

From the first visit, Gaëlle understood that this rental investment was not really a rental investment: Sabine expected in a few years to be able to move her daughter there for her future studies. Over the course of visits, our real estate hunter refines the criteria: beyond the 3E Upstairs, Sabine wants the building to have an elevator and there is no need for an apartment on the ground floor.
How did Gaëlle find Sabine's studio?
By consulting the site of an agency, Gaëlle spots an announcement that appeals to her: the characteristics such as the view offered by the apartment are full of promise... She calls the agent in charge to obtain more information: the property is perfect for a rental investment and is in the early stages of marketing. Coincidentally, Gaëlle manages to match all the agendas during the day: they will therefore be able to see the first ones almost off-market (since it does not yet appear on other sales channels, except on the agency's site).
Why did it immediately arouse the urge to travel?
The 17 m² studio is located near a metro station, in the 18E arrondissement of Paris, in a neighborhood that Sabine knows. Located in a small, well-maintained condominium, it is at 6E first floor with elevator: a location that allows it to be bright, quiet and it benefits from a high ceiling (2m80). The icing on the cake, it offers a balcony and a window in each room (one large, on the living room side and another, on the bathroom side).
Why was it definitely a good deal for Sabine?
During the visit, Sabine realizes that the studio will be ideal for a rental investment but also that her daughter will be very happy there afterwards. As a result, she immediately writes an offer at the price: 2 days later, the deal is settled! For the record, the seller was already renting this furnished property to a third party: the latter will therefore be able to stay on the same terms. As a reminder: renting a furnished property is built on a lease of one year, which will allow Sabine to take it back very easily when she wishes.
