The case of Anne and Miguel

Anne and Miguel both work in the Paris region. They currently live in the tourist and bourgeois 8^E district near their respective jobs. But in a few months, the young couple will welcome their first child and the 30 square meters they are currently renting may no longer be enough.

Research, visits, new searches and other visits

No time to lose, we had to start the research very quickly. We went through various ads, but also contacted several colleagues to find out if they had properties to offer us. We selected several corresponding to Anne and Miguel's criteria. Then we visited them. Seeing them in person allowed us to see the faults and qualities of each and to determine if some of them could please the couple or, on the contrary, put them off. We proposed to the young couple to start by visiting three apartments located, for two of them, in the 8^E And for the other in the 9^E borough. The first, facing south, sold for 855,000 euros and with a surface area of 80 square meters, had three bedrooms and was located on the third floor of a beautiful Haussmannian building with an elevator and cellar. Recently renovated, it had many qualities, but Anne and Miguel did not fall in love with it.
That of the 9^E They also disliked the district. The last one, located in the 8^E arrondissement, was offered for sale at 925,000 euros, but a price negotiation was possible. However, our young couple found it too expensive and simply not to their liking. So we resumed the search and visited other properties.

The good surprise

We had already started the search two weeks ago when one of our colleagues (real estate agent) contacted us to tell us about an off-market property, i.e. not yet on the market. Its characteristics? Located in the 8^E arrondissement (Quartier de l'Europe), at 5^E floor with elevator, two bathrooms, three bedrooms (an essential element in the eyes of Anne and Miguel), 90 square meters, completely renovated, a cellar, storage, parquet floors and a fireplace. We invited our future buyers to visit it. Anne fell in love with this property, but Miguel was not convinced by the view and the absence of a terrace/garden was a problem for him. We offered them to take time to think, because such a property worth 850,000 euros is a golden opportunity. After several days of reflection, Anne and Miguel requested a counter-visit. In the end, they decided to make an offer. We of course accompanied them for the rest of the procedures.

In less than a month, as requested by Anne and Miguel, we managed to find a property that met their criteria and budget. This saved them from making multiple unnecessary visits and wasting time. It also allowed them to focus on the essentials: packing and preparing for the arrival of the baby.
Delighted, our young couple has since moved into their apartment. Baby, on the other hand, should arrive in the next few days.
