Apartment hunter in Boulogne-Billancourt
Found!
Our apartment hunter, Véronique Savoyen is not likely to forget Cédric! In search of a Parisian studio for his daughter, then a pied-a-terre for him and his wife, these two searches will both be marked by an atypical external context: between the Yellow Vests movement, the SNCF strikes or Covid-19, travel and visits will not be easy to orchestrate. Fortunately, as the trust was there, the 2 apartments were finally found quite easily...
What is Cédric's first real estate project?
Cédric lives in Le Havre, but he is looking for an apartment in Boulogne-Billancourt for his daughter, who is entering the first year of law school in Paris. Not being on site, he asked Véronique Savoyen, a member of the HOME SELECT network, to take care of this search: our real estate hunter was recommended to him by a friend.
What are the search criteria?
For his daughter, Cédric is looking for a luxury studio with a balcony, a south orientation and a view of the garden. A property imperatively located on a high floor and without work. In terms of location, he primarily aims at Boulogne-Billancourt, where his sister, a notary, lives, while also being close to his mother. Note that to conclude this sale, Cédric does not need to borrow — which remains an extremely positive point for sellers...
What is the particularity of this first research?
Once the mandate is signed, Véronique extracts the goods that meet these criteria via the HOME SELECT application.
She makes a few inconclusive pre-visits, before finding one that Cédric wants to see personally. Located in a luxury building in Boulogne-Billancourt, the property is on 3E South-facing floor, with, nearby, all the amenities necessary for a student (transport and shops). The neighborhood is also perfect for a young single girl. And, as the work had just been done, she would just have to put her bags down...
But since it was the time of the Yellow Vests movement, he could not move. Anecdotally, even the real estate agent does not want to visit: Véronique is forced to go and look for the keys to discover the property with Cédric's mother! At the end of the visit and thanks to the photos and videos sent by Véronique, he immediately wrote an offer at the price.
Because of the SNCF strikes, Cédric will not be able to come to sign the promise, just like the agency: our apartment hunter will finally never have seen the real estate agent in charge of the seller's file! When the authentic act was signed, the finalization of this acquisition was orchestrated by Cédric's sister notary...
In other words, between external hazards (yellow vests and strikes) and the management of follow-up by her sister, the conclusion of this first research will be done without Véronique having seen her client once!
What is Cédric's second real estate project?
While Covid-19 and its lockdowns have just appeared, Cédric contacts Véronique for a new real estate search. With his wife, they want to buy a home in Paris: forced to go to frequent medical appointments in the capital, they need to find a place to sleep.
What exactly was he looking for?
This second search is exactly like the first: Cédric wanted an apartment on a high floor, facing south, in Boulogne-Billancourt, without work, with a balcony and a view of the garden. All in a luxury building. Again, the financing of the project is done without taking out a loan.
How did this second search go?
Whether via her own network or the HOME SELECT application, Véronique cannot find many properties to present to her — in particular because of the criterion requiring a tall building. Confident, Cedric wanted something good: he was ready to give himself time to find the right apartment. And, contrary to the first search, he came to Paris regularly and could visit at the same time.
Thanks to one of her contacts in Boulogne-Billancourt, Véronique manages to find an apartment with great potential: if it meets all the boxes, it is exposed east, but since it offers an incredible view from the top of its 8 floors, she presents it to Cédric. Convinced, he asks to visit it: as soon as he enters, he falls in love with the view immediately, he even sees the Eiffel Tower in the distance.
After writing an offer at the price, which was quickly accepted, the rest of the acquisition process is managed by his sister notary: Cédric will no longer need to travel for the promise and the act.
“Atypical contexts, but fluid research”
It is already not often that the same customer entrusts two searches so closely to the same apartment hunter, but for both to be carried out in such atypical contexts, it is extremely rare! Between the Yellow Vest movements, the SNCF strikes and the travel difficulties associated with Covid-19, it was necessary to establish immediate trust! Fortunately, as the first contact was made following a recommendation, everything worked out naturally. The research was able to be carried out very fluidly, despite external hazards that were not very trivial...
“When you know you are in good hands”
100% remote management, when it is suffered (yellow vests, strikes) is not easy, but Véronique's professional qualities quickly put Cédric in confidence. And when you realize that you are in good hands, everything is done simply, calmly...
