Found!

French expatriates in Dubai, Emilie and Arnaud are preparing to return to France. To do this, they asked Marie Esmieu, HOME SELECT real estate hunter, to find them an apartment to accommodate the whole family. As the couple did not want to travel for this acquisition, she had to orchestrate this 100% distance performance — which she did brilliantly in a short month...

What is Emilie and Arnaud's project at the beginning?

French expatriates living in Dubai for a few years, Emilie and Arnaud are the head of a family of 3 children. Their eldest daughter will soon finish high school and begin higher education, which she wishes to pursue in Paris. In this perspective, the couple wants to find a large apartment to welcome their return, while offering their daughter some independence.

Seeing interest rates gradually increase, the couple decided to rush this acquisition and buy quickly. The apartment will be rented out, pending their return to France.

Why choose a HOME SELECT real estate hunter?

Not being on site, Emilie and Arnaud naturally go to a Parisian apartment hunter, so that he can orchestrate everything, without them having to schedule a trip (even if an offer is accepted...).

Through an online advertisement, the couple came across the HOME SELECT site, which convinced them: they filled in the contact form and Jean Mascla gave the file to Marie Esmieu, who gladly accepted it.

What are the criteria for the research mandate?

On the phone, Marie quickly realizes that they know perfectly the role and functioning of a real estate hunter. Definitely ready to buy, they together list the criteria that will appear on the search mandate: the property must be at least 120 m² and have 3 bedrooms. Ideally, he should offer, not far away, a completely independent maid's room, to rent for their daughter. The apartment must be located in the 15E arrondissement of Paris or nearby, in the 7E Or the 6E.

Even if the couple has a solid financial base to support their loan, they have a precise budget and do not want to exceed it — even if it means reducing the area required, if they find it in the 7E Arrondissement, more expensive than the 15thE.

How does Marie organize the couple's search?

As usual, Marie Esmieu takes up this new real estate search by activating her network. When talking to Catherine Ziegler, also a member of the HOME SELECT network, about their file, Catherine Ziegler, also a member of the HOME SELECT network, she mentions an “off-market” property that they might like...

Located in the 7E arrondissement of Paris, limit of 15E, the apartment has been completely redone: displayed slightly above budget, but with room for negotiation, it ticks all the boxes!

Marie organizes a visit and presents the property to them by video and Facetime: the layout is unacceptable for the couple — whether concerning the open kitchen or the presence of a central island with bench, which completely fragments the 45 m² living room.

Through what channel did the apartment hunter find?

A few days later, our apartment hunter spotted an ad with high potential, extracted by the HOME SELECT application.

Located in the 15E arrondissement (border of the 6th and 7th), everything had to be redone, because it was a succession, but the work did not bother Emilie and Arnaud. With a surface area of 120 m², it had the 3 bedrooms requested. Unfortunately, the owners had just sold the maid's room attached to the property...

Did Emilie and Arnaud make an offer?

The next morning, Marie visited the property and sent the video to Emilie and Arnaud for advice. Convinced, our apartment hunter advised them to write an offer immediately: 8 other visits were scheduled after her. The price was totally consistent, taking into account the work to be done. And since they had to take out a loan, they agreed to make an offer at the price.

To support their file, Marie took care to send the offer with their financing plan, showing a fairly low debt ratio: one month to the day after signing the mandate, Emilie and Arnaud had a validated offer.

How did the acquisition finalize?

The signing of the sales agreement was done by video with the notary. A business trip allowed Arnaud to discover the apartment. Taking advantage of his time in Paris, he asked two architects to offer estimates for the work.

At the same time, Marie had sent him the contact details of a real estate agency, which provided short-term furniture. As a result, when he arrived in Paris, everything was already well settled.

Anecdotally, during his visit, Arnaud even told Marie that the apartment seemed bigger than he had imagined — which is however rarely the case, even if our real estate hunter systematically tries to show reality, to avoid disappointments in the other direction...

Concerning the missing maid's room, the couple gives themselves some time to find it. For her part, Marie will stay in contact with the real estate agency, located 200 meters from the apartment, so she can be notified if an opportunity arises nearby!

What types of work has been done?

When the keys were handed over, the architect immediately started the work: bringing the electricity up to standard, replacing the windows, changing the heating system (from a gas boiler with exposed pipes to an electric one), opening the spaces (removing the doors and the partition, between the living room and the dining room), the creation of a bathroom, in the master suite... In an atmosphere combining modern and Haussmanian. He will also be in charge of furnishing it to facilitate the rental.

“Trust, the key to this type of research”

When a real estate search is done completely remotely — and when it is not a pure investment product, trust is an essential parameter. As Emilie and Arnaud quickly gave her this gift, Marie was able to work in good conditions. The videos represented reality, and were not sublimated: so much so that Arnaud assumed the apartment was smaller, but still formulated the offer... The reality only brought an additional pleasant surprise!

“100% remote management”

It took Marie a short month to find the apartment so desired by Emilie and Arnaud. But beyond this great service, the couple really appreciated the handling of the file, despite its “100% remote” nature! Marie gave them the benefit of her advice and contacts: they could orchestrate everything thanks to HOME SELECT if they wanted to...
