Already owners, why did Richard and Martine want to change apartments?

Richard and Martine live in Paris with their two children. Owners of their current home, they want to move, to find a slightly larger apartment, with three bedrooms and a larger living room. To secure the search and give themselves time to find, they prefer to buy first before selling, even if it means taking a bridging loan. Recognizing the advantages of their current apartment, Richard and Martine knew that they would have no difficulty finding new owners.


Beyond the lack of time, why did they need help?

Initially, they filed their application with a few real estate agencies: they therefore saw some properties, but none were able to catch their attention. Having both frequent business trips, whether in France or abroad, they could not boost their research. How do the first visits take place?

Gaëlle organizes a first visit in the 18thE arrondissement: a duplex that meets all the criteria, but requires some work for its upper part. Unfortunately, Martine is not attracted to the neighborhood. A second visit, in the 12thE arrondissement, will arouse reflection, but, its situation on the first floor will block the couple, who then confides to Gaëlle that at 2E Upstairs, they would certainly have bought the apartment... During a third visit, carried out in the 15E Arrondissement, almost everything is there, but you had to be able to project yourself, to create a third bedroom and move the kitchen into the current living room: a difficult exercise that will prevent them from positioning themselves on this property. At each visit, Gaëlle prioritized the starting criteria, determining in particular the essential elements.


Why was Gaëlle interested in an “old” announcement?

During her daily review of real estate ads, Gaëlle discovered a property that she had already spotted a few weeks earlier: while the initial price was part of the couple's budget, the price per m² was not consistent in presenting it to Richard and Martine. Today, with this new drop, she decides to call the agency in charge of the file.


What did the famous apartment look like?

The property includes a well-maintained condominium (little more, the renovation of the courtyard has already been voted on, so it will be borne by the seller!) Of the 14E district, Pernety sector. It is located in a quiet street, perpendicular to a major shopping street: its geographical location is optimal since three minutes from the first shops, it remains protected from the associated noise. How did Richard and Martine position themselves?

Following Gaëlle's pre-visit, our real estate hunter discusses with his clients, highlights to them the full potential of the property, and the high probability of a negotiation, taking into account the sales history and the work to be planned. Two days later, the couple falls in love: it's exactly what they want! All that remains is to negotiate the price to make it more consistent per m²...

After talking to the real estate agent, Gaëlle learned that the current owner was having trouble lowering the price. Despite everything and on Gaëlle's advice, the couple decided to make an offer of €70,000 below the price expected by the owner. A proposal that is balanced in relation to the market.

Immediately, the real estate agent announces that it will be complicated, but Gaëlle knows that the couple will not make intermediate offers: in other words, it passes or it breaks! At the same time, our apartment hunter tries to influence the decision, by drawing up a whole range of favourable arguments for the agent. The saleswoman will wait for the proposal to expire, to finally accept!


How did they assess the work to be done?

Three entrepreneurs came to provide estimates on the apartment: Richard and Martine want to remove the carpet on the floor, to favor the parquet floor below, and they want to recreate a shower room in the current laundry room, which already has drains. After choosing the professional recommended by Home Select, they gave him the keys: everything went well and on time!
