Why is Mélanie urgently looking to move?


Just separated from her husband, Mélanie wanted to leave the family home, located in the Lyon region, to find an apartment in the capital, in order to start her new life there. Given this personal situation, which is a source of fatigue and stress, his research is very urgent.


Why does she use HOME SELECT real estate hunter?

What is the list of search mandate criteria?


During the first telephone contact, Anne asks Mélanie for a list of her search criteria. The young woman is looking for a two-room apartment of at least 35 m², with an exterior (balcony/terrace) of about ten m² well oriented. Ideally crossing, it will offer an unobstructed view in the quiet environment of a small street rather than a boulevard.

To benefit from beautiful light, this apartment will be located at least on 2E 1st floor (with an elevator from the 3rdE floor) in a building of maximum 5 floors, either old, with high ceilings or, on the contrary, very recent. Here, it is mainly a question of avoiding buildings from the 70s. Finally, it will have to offer a parking space, or even a cellar (if its surface is small).

In a district well served by transport, with local shops, the initial research area includes Neuilly-sur-Seine, Levallois-Perret (Neuilly side only), Asnières-sur-Seine (near Town Hall only), Boulogne-Billancourt, as well as the 16E and 17E arrondissement of Paris. All for a budget that is acceptable in light of the expectations expressed, with the possibility of small jobs.

How did Anne Lecourt organize the research?


Upon receiving the signed search mandate, our real estate hunter immediately entered Mélanie's criteria into the HOME SELECT application. Through this process, Anne Lecourt was able to identify 4 to 5 properties with high potential. For each of them, she called the real estate agents in charge of the file or the owners, to obtain additional information — in particular the criteria that are rarely written, because they have few “sellers”.

Following the collection of this information, our real estate hunter proposed it to Mélanie, who asked to see 3 apartments, all located in Asnières-sur-Seine. As this coincided with one of her visits to Paris, Anne arranged to organize the 3 visits for one afternoon.


How did the afternoon of visits go?


Even if Anne had the intuition that it would not correspond to Mélanie, our real estate hunter planned the visit of a first property. Unsurprisingly, the young woman eliminated it without hesitation: it would have required redevelopment work, in which she had neither the time nor the desire to start.

The second visit was that of an apartment put up for sale by individuals who were going to live abroad. Upon entering the premises, Anne was immediately personally seduced: the apartment confirmed what she had identified as positive, by selecting the ad, in this case a nice unobstructed view and a property correctly distributed and in good condition. Mélanie, on the other hand, had a real crush on her!

Against the advice of our real estate hunter, she even wanted to cancel the planned third visit: there was no need to compare her decision with another property, she was sure of her choice.


Did Mélanie make an offer at the price?


Given her personal situation, Mélanie had the obligation to make an offer with two suspensive conditions (sale of the family home and a confirmed divorce). Anne therefore advised him not to discuss the price - which was totally in line with the initial budget, in order to give him every chance of convincing the owners to accept his offer.

Anecdotally, having access to her files on her Smartphone, Anne sent the seller her blank offer template to the seller, while they were still in the apartment! Within a day, all parties had signed the document.


Did she have to do any work before moving in?


Mélanie carried out a partial refresh, in this case painting and the renovation of the wooden worktop in the kitchen. To do this, Anne advised her a company that knew how to quickly free itself and do what was necessary before she moved in.


“18 days, my record”


This search was done at lightning speed and without having to activate my own network since only the HOME SELECT application, aggregating all the ads on several different channels, was enough. It was only 18 days — a record for Anne — between the very first contact and the acceptance of Mélanie's offer!

Anecdotally, as she found a job in a real estate agency, it has now become a professional contact, to whom she submits her new research and who sends her previews!
