Found!

Discover a search quickly conducted by Marie Esmieu, our apartment hunter specialized in Paris 6th. Alice wants to buy a Parisian pied-a-terre near her offices, within three months. Despite the difficult nature (for more than one reason!) of this file, Marie will brilliantly illustrate herself...

Why is Alice looking for an apartment?

Alice is the head of a marble objects company, whose head office is located in eastern France, but which has a few offices and a showroom in the capital. The young woman is therefore regularly forced to go back and forth between her two sectors of activity. After staying at the hotel, she managed to rent a property from a friend, but the friend had to pick it up for his own needs. Today, Alice wants to buy a pied-a-terre to welcome her on her next business trips.

Why does she use an apartment hunter to find a place to stay?

Alice lives in metz : even if she comes to Paris regularly, she does not have the necessary reactivity to find a property to buy.

How did she find out about the HOME SELECT network?

After consulting the HOME SELECT site, Alice decided to fill out the contact form. As soon as it is received, Jean Mascla transmits it to Marie Esmieu, his real estate hunter specialized in the coveted sector.

What are the difficulties in this case?

Available to do the research, Marie calls Alice in order to gather more details about her real estate project.

The first exchanges took place in May: however, his client would like to move in in July. While knowing that the sale process takes 3 months (from the signing of the promise to that of the final act), our real estate hunter warns her about the difficulty of meeting these deadlines...

In terms of criteria, his future apartment must be on the courtyard, in a quiet area, be at least 45 m², with a bedroom and a living room of at least 20 m². In the old one, it may be on the ground floor, but must have common areas in very good condition.

In terms of the research area, it does not want to invest in a property more than 500-800 meters from its offices, which means in the 6th arrondissement, between Odéon and the Seine. In other words, “a needle in a haybox! ”. Fortunately, Alice has a comfortable budget, which does not add additional difficulties to the search.

How did the research start?

After signing the mandate, Marie sets up the HOME SELECT application and goes around her agency contacts to describe Alice's needs. Immersed in this research, she recalls an email, talking about the sales opportunities of an agency she has already worked with and which sends her all her goods first...

What is the description of the property that Marie remembers?

In a superb luxury freestone building, in the area requested by Alice, the apartment is on the 2nd floor and offers three rooms for a total of 45 m². The living room, overlooking the courtyard, with a completely redone American kitchen, is 11 m², but the adjoining room, in a row, is 9 m² and can be used as an office.

How is the negotiation going?

Marie immediately calls her client to show her the property and ask if she wants to go and visit it. A few days later, the two women discovered it together. When she leaves, Alice wants to make a counter-visit with her stepdaughter the next day.

In the meantime, our apartment hunter discusses with the real estate agent in charge of the file, to find out if there is a small margin for negotiation on the price. Thanks to her privileged connections, Marie knows how far Alice can go without taking too many risks: if it is possible to lower the initial proposal by 25,000€; beyond that, the result is not guaranteed and may take longer!

Determined to buy it quickly, Alice therefore wrote a lower offer of €25,000, with no suspensive conditions, which was accepted the same evening.

It's May 9th! A few days later, her husband came to see him: he found the apartment small, considering their residence in Metz, but Alice remained firm in her decision! On 23 May, the compromise was signed and, at the end of June, it was the turn of the final act!

Did she have to do some work?

Apart from changing the locks, extending the kitchen worktop and furnishing it, she will be able to move in in July, as planned!

“Maximum efficiency! ”

Marie is very happy to have met deadlines that are however unbearable! Of course, by avoiding taking out a loan, it is possible to reduce the sales process from 3 to 2 months — which allowed him to benefit from these few days to find Alice's property. A search that could not have been completed so quickly without the privileged relationships of our real estate hunter, since she was able to have access to this apartment first!

“I already have another project to entrust to Marie”

Faced with such efficiency, Alice has already asked Marie to take care of another real estate project: she wants to move her offices, while maintaining the distance of 500 -800m from her new apartment. In other words, another search for a very small location, for commercial premises — which adds an additional difficulty. A real challenge, but Marie did not say her last word!
