Why does negotiation matter in Paris?

In Paris, the asking price is rarely the final price. Even in a tight market, there is almost always room to negotiate. The difference lies in knowing how to use it.

A private buyer, emotionally attached to the property, often negotiates poorly. A property hunter, by contrast, negotiates with objectivity and professionalism. It is their core craft.

The maths is simple: on a property listed at one million euros, a 6% reduction is €60,000 saved. Our fee (2.5% of the net seller price) is more than offset.

How does a hunter negotiate the price of a property?

Comparables analysis

We look at recent sales in the neighbourhood and the building to establish the true market price.

Identifying weaknesses

Works required, nuisances, high charges: every objective defect becomes a lever in the negotiation.

Reading the seller

Motivations, deadlines, constraints: understanding the seller lets us shape a winning offer.

Offer strategy

A calibrated first offer, anticipated counter-proposals and the right moment to push.

A professional bearing

Your hunter negotiates without emotion, defending your interests with objectivity and firmness.

Agent relationships

Our long-standing relationships with Paris estate agents smooth the negotiation. They trust us, and it shows.

Negotiating alone vs with a hunter

You negotiate alone

  • Emotionally attached to the property
  • Unfamiliar with the real market prices
  • Afraid of "losing" the property
  • Facing an agent who defends the seller

Your hunter negotiates

  • Complete objectivity
  • Access to genuine market data
  • A proven negotiation strategy
  • Long-standing relationships with Paris agents

Frequently asked questions

Can you always negotiate the price?
Almost always. Even on hot properties, there is usually a margin. How wide depends on the property, time on market, the seller's motivations and any defects identified during the viewing.
Is the 6% guaranteed?
6% is our average across more than 1,200 negotiations. Some properties barely move (rare, highly sought-after ones), others come down by 10% or more. Each situation is its own.
How do you know the 'real' market price?
We analyse recent sales, our own transaction history and prices per square metre by neighbourhood, building and floor. Fifteen years of experience gives us a deep feel for the market.
Does the seller know I have a hunter?
Yes. We always present ourselves as your representative. Contrary to what you might think, this strengthens your hand: you are a serious buyer, advised by a professional.
