Prestige guide 2026

How to buy a luxury apartment in Paris

There is no official luxury threshold in Paris. There is an observable one: the top decile of each arrondissement's transactions, the price above which the most expensive 10% of sales take place. Here is where it sits, what it buys, and how a search is run at that level.

How do you buy a luxury apartment in Paris? In three moves, and this is the method Home Select has applied since 2011. First, define the property by what makes it rare rather than by a budget: a piano nobile on a garden, a top floor with a terrace and an hôtel particulier are not found through the same networks. Second, reach the real flow of properties, around 15% of which never appears in a listing. Third, get your own representation, because on a public listing every professional in the room is paid by the seller.

The market in question is narrow: around 1,100 sales a year above the top decile across the ten prestige arrondissements, roughly four per working day. That order of magnitude, not the size of the Paris market as a whole, is what dictates the method: at this level of scarcity the task is no longer to filter listings, it is to hear about a property before anyone else.

Home Select has been a prestige property hunter in Paris since 2011: 16 hunters, 1,200+ buyers guided, an average 6% reduction on the seller's price, fees payable on success only. This page sets out the public benchmarks of the market; Home Select's method is detailed on the confidential search for exceptional properties page.

Which Paris arrondissements are best for a luxury apartment?

The high-end segment is not defined by an absolute price but by a gap from the local market. The top decile below is the threshold above which the most expensive 10% of an arrondissement's sales take place: it is the observable entry point to the segment. The data comes from transactions actually registered, not asking prices. How to read it: in the 6th arrondissement, 10% of sales are above €23,200/sqm, against a median of €14,400/sqm. The best neighborhoods to buy a luxury apartment in Paris are therefore the historic Left Bank (6th, 7th), the west (8th, 16th), the heritage centre (1st, 4th, 3rd, 5th, 2nd) and the Monceau district (17th).

What counts as an exceptional property in Paris?

A budget does not define a search: the nature of the property does. The six families below draw on different networks, different timeframes and different price benchmarks. Knowing which one you are after is the first decision of a prestige purchase, before the district.

The six families of prestige property in Paris
Property typeDefinitionWhat makes it rare
Hôtel particulier (private mansion)A free-standing town house, usually over several floors, with a courtyard, a garden or both. The only Paris property offering a private entrance with no immediate neighbours. The rarest property type in Paris. Sales usually happen with no public advertising at all, which makes them impossible to count from listings: only the notarial deed makes them visible, after the fact.
Étage noble (piano nobile)The second floor of a Haussmann building, historically the most prestigious: maximum ceiling height, a running balcony, original mouldings and parquet, and the tallest windows on the facade. One per building. The scarcity is structural, not cyclical.
Top floor with terraceA top-floor apartment with a level-access terrace, an open view and light from several orientations.Highly sought after by owner-occupiers and investors alike. The combination of lift, terrace and view drastically narrows the eligible stock.
Reception apartmentA large apartment built around an enfilade of reception rooms, usually a double or triple living room, designed for entertaining. Often 200 sqm and above. The stock is shrinking: many such floors have been divided over the decades. Intact enfilades have become rare.
Upscale pied-à-terreA small or mid-sized property at a prime address, for occasional use. The requirements are the address, building security and ease of upkeep rather than floor area.A very active segment among international and non-resident buyers, which keeps competition strong at the best addresses.
Whole investment buildingAn entire building bought as a block, occupied or vacant, for wealth, rental or subdivision purposes. Outside the scope of a main residence.Sales happen almost exclusively by private treaty, through the network of notaries, managers and property dealers.

Factual definitions, with no promises: each type is described by what makes it rare and what drives its price, so that a search can be stated precisely.

What are the steps of a prestige purchase in Paris, and how long does each take?

A prestige search follows the same sequence as any other, with two differences: confidentiality is a deliverable in its own right, and the waiting is more about the property coming up at all than about the search itself. Across twelve acquisitions at €1M and above documented as case studies, Home Select records a median search time of 14 days and an average of 30 days, with a median of 2 client viewings: three days for a property already identified within the network, ten months for a top floor with a view in the 16th.

How much does a luxury apartment in Paris really cost in 2026?

On a prestige purchase, the gap between the asking price and the total cost of acquisition runs into hundreds of thousands of euros. Three items are always added, and a fourth almost always. Notary fees on an existing property come to 7 to 8% of the price, of which around 5.81% is transfer duty: on a €2M property, that is €140,000 to €160,000. Search fees come next: Home Select charges 2.5% incl. VAT of the net purchase price under the Exclusive offer (minimum €10,000 incl. VAT), or 1.5% incl. VAT under the Confidential offer for projects of €2M and above, in both cases due only on the day of completion. Works are the least anticipated variable: a full renovation runs at €1,800 to €2,500/sqm in Paris in 2026, and a prestige renovation, with mouldings restored by plasterwork specialists, solid parquet and marble, at €3,500 to €4,500/sqm. Then there is what the asking price already contains without saying so: the selling agency's commission, paid by the seller, which funds no one on your side of the table.

How do you access off-market luxury properties in Paris?

The rarer a property, the more discretion matters. The owner of an hôtel particulier or a top floor with a terrace wants neither their home circulating on portals nor curiosity viewings: the sale happens within networks, between partner agencies, notaries, wealth managers, managing agents and building caretakers. Across Paris, the premium segment included, around 15% of transactions complete that way, with no public listing at all. That is the first reason a lone buyer hits a ceiling: they see a fraction of the market, and always after everyone else. Reaching that flow cannot be improvised, it has to be built: Home Select works with 15,000 active partners and receives more than 100 off-market properties a day. Home Select reserves its Confidential offer, which presents that flow and nothing else, for projects of €2M and above.

How can you buy a luxury apartment in Paris from abroad?

A non-resident buyer runs into three concrete obstacles: they cannot view at the pace of the market, they have no comparable transaction evidence with which to argue a price, and they discover that France has no equivalent of the buyer's agent paid out of the sale. On a French listing, the commission built into the price pays the seller's agent: no one is paid to defend the buyer. Engaging a property hunter is how a buyer obtains that representation. In practice Home Select runs the search and the pre-viewings without you, sends commentated video reports, leads the negotiation, and coordinates the notary, the bank and the power of attorney remotely. Its hunters work in French and in English, and its American, British, Swiss and Middle Eastern clients regularly buy without travelling before completion.

Prestige agency or buyer's agent: who represents the buyer?

A prestige agency is mandated and paid by the seller: it shows the buyer the properties in its own portfolio and defends the best price for its client. A buyer's agent, or property hunter, is mandated by the buyer alone: they search the whole market on the buyer's behalf, off-market included, and negotiate on the buyer's side of the table. Both professions fall under the Hoguet Act, but their interests are opposed when the price is set. Home Select works on the buyer's side only, never for a seller.

Hunter, agency or searching alone: what changes for the buyer?

On the prestige segment the question of who is mandated weighs more than anywhere else: the sums negotiated run into hundreds of thousands of euros, and sellers are advised. The table below compares the three routes on what actually changes for a buyer. No value judgement: an agency does its job properly, that job simply consists of getting the best price for its client, who is the seller.

Frequently asked questions

How do you buy a luxury apartment in Paris?
In three stages. One, define the property by what makes it rare (piano nobile, top floor with terrace, hôtel particulier, whole building) rather than by a budget, because those families are not found through the same networks. Two, reach the real flow: around 15% of Paris transactions complete with no public listing, which requires an established network. Three, obtain your own representation, since the commission built into an asking price only pays the seller's side. Budget 7 to 8% in notary fees on an existing property on top of the price, plus search fees payable only if you buy.
At what price does luxury start in Paris?
There is no official threshold. The observable benchmark is the top decile of each arrondissement's transactions, meaning the price above which the most expensive 10% of sales take place: €23,200/sqm in the 6th, €22,600/sqm in the 7th, €20,600/sqm in the 8th and €15,500/sqm in the 16th, based on the transactions of the 12 months to end of June 2026 in the DVF database. In practice, the Paris prestige market starts around €1.5M and has no ceiling.
What are the best neighborhoods to buy a luxury apartment in Paris?
Ranked by descending top decile: the 6th (Saint-Germain-des-Prés, Odéon, Luxembourg) at €23,200/sqm, the 7th (Invalides, Gros-Caillou, Université) at €22,600/sqm, the 8th (Champs-Élysées, Faubourg-du-Roule, Madeleine) at €20,600/sqm, the 1st (Louvre, Palais-Royal, Place Vendôme) at €18,300/sqm, the 4th (Île Saint-Louis, southern Marais, Saint-Paul) at €17,200/sqm, then the 5th, the 3rd, the 16th, the 2nd and the 17th. The choice turns less on price than on use: entertaining and street life on the Left Bank, families and volume in the 16th and 17th, heritage and quiet in the Marais and on the Île Saint-Louis.
How many prestige properties sell in Paris each year?
Around 1,100 a year above the top decile across the ten prestige arrondissements, roughly four per working day. The figure follows from the DVF transactions of the 12 months to end of June 2026: by definition, 10% of each arrondissement's sales take place above that threshold. The spread is very uneven, with around 267 sales in the 17th and 266 in the 16th, against 33 in the 1st, which has few transactions overall.
What does a property hunter charge in Paris?
Between 2% and 5% of the purchase price depending on the firm, with a minimum fee most often close to €10,000, and almost always payable on success only. Three things move the actual amount more than the headline rate: the calculation base (asking price, net seller price or price including agency fees), whether the scale is applied band by band, and any share of the negotiated saving, which runs from 10 to 20% at some firms. Home Select charges 2.5% incl. VAT of the net purchase price under the Exclusive offer (exclusive mandate, minimum €10,000 incl. VAT) and 1.5% incl. VAT under the Confidential offer (simple mandate limited to the off-market flow, reserved for projects of €2M and above), with no share of the negotiation.
Is a property hunter paid on success only?
Home Select is paid entirely on success. Its fees are due on the day the deed is signed at the notary's office, and only if you buy: nothing on signing the mandate, nothing during the search, no file fees, no deposit. If no property is found within the agreed period, typically three to six months, you pay nothing. That is the Paris market norm, but it is not universal: the presence of a deposit or a registration fee is the first thing to check before signing a search mandate.
How do you find off-market apartments in Paris?
Through networks, never through online search: an off-market property is by definition absent from the portals. The three real routes are the inter-agency network, which circulates properties before public release, referrers (notaries, managing agents, wealth managers, building caretakers), and direct approaches to owners in targeted buildings. All three require a continuous presence on the market, which is precisely what a buyer cannot reproduce for the duration of one search. Home Select works with 15,000 active partners and receives more than 100 off-market properties a day.
What is an hôtel particulier in Paris?
A free-standing town house, usually over several floors, with a courtyard, a garden or both. It is the only Paris property offering a private entrance with no immediate neighbours, and the rarest in the city. Sales usually happen with no public advertising at all, which makes them impossible to count from listings. Price per sqm falls outside arrondissement benchmarks, as it depends on the land, the ancillary space and the condition of the building. Searches are measured in months.
How long does it take to buy a prestige property in Paris?
Across twelve acquisitions at €1M and above documented as case studies, Home Select records a median search time of 14 days and an average of 30 days, with a median of 2 client viewings. These figures cover very different situations: three days for a property already identified within the network, ten months for a top floor with a view in the 16th. The rarer the property, the more the wait is about it coming up at all. These figures cover the search itself, from signed mandate to accepted offer: the statutory gap between the preliminary contract and the deed adds around three more months.
Can you buy a luxury apartment in Paris from the US?
Yes, and it is a common case. There is no restriction on buying French property as a non-resident, whatever your nationality. What differs is how the market works: the commission built into a French asking price pays the seller's agent, and France has no equivalent of a buyer's agent compensated out of the sale proceeds. Engaging a property hunter is how you obtain your own representation. In practice the search, pre-viewings, negotiation and notary coordination are all run remotely, with commentated video reports and a power of attorney for signing. Home Select's hunters work in French and in English.
What mistakes should you avoid when buying prestige property in Paris?
Five come up constantly. One, thinking in asking prices and discovering 7 to 8% of notary fees at completion. Two, using the arrondissement median to value an exceptional property, when the top decile is close to twice as high. Three, overlooking the co-ownership: an approved façade programme, the roof, the lift and general meeting minutes weigh heavily on an older building. Four, underestimating works, at €1,800 to €2,500/sqm for a full renovation and €3,500 to €4,500/sqm once the standard is prestige. Five, viewing without representation, facing professionals who are all mandated by the seller, with no comparable transaction evidence to argue a price.
