Your hunter mobilises agents, notaries, building managers and concierges in your target neighbourhoods, vets every opportunity with an owner's eye, and protects your identity and your budget throughout the search.

Off-market and previews

In Paris, 15 to 25% of transactions in the premium arrondissements (6th, 7th, 8th, 16th) close without a public listing. Our network of 15,000 partners sends us over 100 off-market properties per day, including discreet sales that will never be published.

    Day one

    An in-depth conversation at your home, at our offices at 60 rue François 1er or by video. Exceptional criteria (address, floor, view, outdoor space, architectural signature), total budget, discretion requirements. The search mandate frames the confidentiality of the mission.

    Activating the network

    Week one

    Your criteria are circulated without your identity to the relevant partners in your target neighbourhoods: agencies, notaries, building managers, concierges. Sales in preparation are detected before any listing appears.

    Your hunter pre-views every serious opportunity alone and builds a full file: photos, floor plans, the property's history, co-ownership analysis, renovation estimates, and price positioning against actual recorded sales (DVF notarial data).

Sign a search mandate, which gives a professional on your side the right to prospect and negotiate for you. 3. Open the off-market flow: in prime Paris, 15 to 25% of sales close without a public listing, between professionals, notaires and building managers. 4. Have properties pre-visited before you travel: at this price level the checks are the minutes of general meetings, works already voted through, the state of the common areas, rights of view and the consistency between Carrez and habitable surface. 5. Negotiate on real comparables in the street and on the defects observed: the average reduction Home Select obtains is 6% off the asking price. 6. Sign at the notary, with an observed average of 45 days between mandate and accepted offer. A foreign buyer can follow the entire process remotely and sign by power of attorney.

What is the difference between a luxury property hunter and a prestige agency?

The mandate, and therefore whose interests are defended. The large prestige houses, Sotheby's International Realty, Barnes or Daniel Féau, hold sales mandates: they represent the seller and are paid on the price obtained for them. A property hunter holds a search mandate: they represent the buyer, search the whole market, including the properties listed with those houses, and negotiate downwards. Both fall under the Hoguet law and the same professional licence, but they do not work for the same person. At Home Select, fees are payable only on success, never upfront.

How do you choose the best luxury property hunter in Paris?

Two offers, both 100% success-based, with no retainer and no file fees, with the same full support described on this page. Exclusive, the exclusive search mandate: 2.5% incl. VAT of the net purchase price (minimum €10,000 incl. VAT), across the whole market. Confidential, the simple mandate reserved for projects of €2M and above: 1.5% incl. VAT, on a selection made up exclusively of off-market properties. The average 6% reduction we negotiate more than offsets the fee. Do you work with international buyers?

Yes, 30% of our clients are expats or international buyers. The team works in French and English (as well as German, Spanish, Italian and Farsi depending on the hunter), with live video tours and remote completion by notarised power of attorney where needed.

How long does it take to find an exceptional property?

Our average across all searches is 45 days.
