Why hire a property hunter in Paris?
The Paris market is tight, opaque, and time-consuming: 40 visits on average for a solo buyer, 9 months of search, little negotiation leverage. A hunter cuts this to 3 visits, 45 days, and obtains 6% negotiation on average. The fee cost (2.5% with €10,000 minimum incl. VAT) is generally offset by negotiation and off-market access.
What are your fees?
Our fees are set at 2.5% of the purchase price with a minimum of €10,000 incl. VAT. They are 100% on success: you pay nothing until the final deed is signed at the notary. Signing the mandate triggers no payment.
What is your average time to find a property?
Our average between mandate signing and preliminary agreement is 45 days. It depends on market tension in your target sector and the precision of your criteria. On very tight markets (Paris 6th, 7th, Marais), it can reach 60 to 75 days; on more open sectors (Paris 11th, 17th, 18th), 25 to 35 days.
Do you cover all of Paris and suburbs?
Our 16 hunters cover all of Paris intra-muros and adjacent towns of Hauts-de-Seine and Val-de-Marne (Neuilly, Boulogne, Saint-Mandé, Vincennes, Levallois). For Yvelines, northern 92 or outer suburbs, contact us to check coverage.

A roughly one-hour meeting at our 60 rue François 1er office (Paris 8th) or by video. No commitment, no fee. We frame your project, criteria, budget, and present the method and hunter who will follow your search. You leave with a clear view of the next steps.
Can I change hunter during the mission?
Yes, on simple request. Each buyer has an assigned lead hunter based on project and sectors. If the relationship does not fit or if your project shifts to a sector your hunter does not cover, we assign another hunter without formality.
