A property hunter in Paris: a purchase shaped around you

The Paris market is tight, opaque and time-consuming: on average, a buyer working alone sees 40 flats over six months and has little room to negotiate. A property hunter brings that down to three viewings in 45 days, and secures an average of 6% off the asking price. The fee (Exclusive offer: 2.5% of the price, with a €10,000 incl. VAT minimum) is usually more than recovered through the negotiation and through access to off-market properties.

Yes. On a search mandate we act as your buyer's agent, the role known in France as a chasseur immobilier, or property hunter: you are our only client on that purchase, we take your side in the negotiation, and our fee is paid by you and not by the seller. Home Select also runs a separate selling service for owners, under its own mandate; what we never do is represent both sides of the same deal.

We offer two plans, with the same full service. Exclusive, the exclusive search mandate: 2.5% of the purchase price, minimum €10,000 incl. VAT, across the whole market. Confidential, the simple search mandate, reserved for projects of €2M and above: 1.5% of the purchase price, on a selection made up exclusively of off-market properties. In both cases, fees are paid only on success: you pay nothing until you have signed the deed of sale at the notary's office. Signing our mandate triggers no payment whatsoever.

It is our simple search mandate, reserved for acquisition projects of €2M and above. The support is the same as with the Exclusive offer: dedicated hunter, pre-viewings, accompanied viewings, negotiation led for you, review of the sale agreement, notary coordination, through to the keys. The difference: only off-market properties are presented to you, drawn from the flow fed by our network of 15,000 partners, and the simple mandate leaves you free to search in parallel. Fee: 1.5% of the purchase price, due only on success.

On average, 45 days between signing our mandate and signing the preliminary contract. The exact figure depends on how tight your target arrondissement is and how precise your brief is. In very tight markets (the 6th, the 7th, the Marais), it can stretch to 60 or 75 days; in more open arrondissements (the 11th, 17th or 18th), 25 to 35 days is typical.

Yes; simply ask. Every buyer is assigned a lead hunter chosen for the project and the arrondissements involved. If the chemistry isn't right or your search shifts into an area your hunter doesn't cover, we reassign you without fuss.
