Why hire a property hunter in Paris?

The Paris market is tight, opaque and time-consuming: on average, a buyer working alone sees 40 flats over nine months and has little room to negotiate. A property hunter brings that down to three viewings in 45 days, and secures an average of 6% off the asking price. The fee (2.5% of the price, with a €10,000 incl. VAT minimum) is usually more than recovered through the negotiation and through access to off-market properties.

What are your fees?

Our fees are 2.5% of the purchase price, with a minimum of €10,000 incl. VAT. They are paid only on success: you pay nothing until you have signed the deed of sale at the notary's office. Signing our mandate triggers no payment whatsoever.

What is your average time to find a property?

On average, 45 days between signing our mandate and signing the preliminary contract. The exact figure depends on how tight your target arrondissement is and how precise your brief is. In very tight markets (the 6th, the 7th, the Marais), it can stretch to 60 or 75 days; in more open arrondissements (the 11th, 17th or 18th), 25 to 35 days is typical.

Do you cover all of Paris and the suburbs?

Our 16 hunters cover the whole of Paris intra-muros and the bordering towns of Hauts-de-Seine and Val-de-Marne (Neuilly, Boulogne, Saint-Mandé, Vincennes, Levallois). For Yvelines, the northern 92 or the outer suburbs, please get in touch so we can confirm coverage.

What happens at the first meeting?

Roughly an hour, either at our offices at 60 rue François 1er (Paris 8th) or by video. No commitment, no fee. We discuss your project, your brief and your budget, and introduce the method and the hunter who will lead your search. You leave with a clear sense of the next steps.

Can I change hunter mid-search?

Yes; simply ask. Every buyer is assigned a lead hunter chosen for the project and the arrondissements involved. If the chemistry isn't right or your search shifts into an area your hunter doesn't cover, we reassign you without fuss.
