How much does a property hunter cost for a Paris rental?

Our fees for a Paris rental search start at €1,500 incl. VAT for a standard lease and vary with the rent and the complexity of the brief (furnished lettings, mobility leases, shared lettings, urgent searches). Fees are paid only on success: you pay nothing until the lease is signed.

What documents do you need to rent in Paris?

The Paris standard: your last three payslips, employment contract (ideally a confirmed permanent one), last two tax notices, last three rent receipts or a residence certificate, ID and bank details. If your income is below three times the rent, a personal guarantor or the free Visale guarantee is essential.

Do you accept applications from expats or non-residents?

Yes; they account for a significant share of our rental clients. We know how to build a file that Paris landlords will accept even when your income is paid in a foreign currency or you are about to start your first job in France. Depending on your profile, we use Visale, a bank guarantee or a professional guarantor.

How long does it take to sign a Paris lease?

On average, two to four weeks between signing our mandate and signing your lease. In peak season (June, July, September) it can stretch to four or six weeks. Out of season (November to February), 10 to 15 days is achievable.

Can the lease be signed remotely?

Yes. Electronic signatures are now standard with most Paris letting agencies and managing agents. A friend, a family member or, on specific request, your hunter, can collect the keys and carry out the move-in inventory on your behalf.

Do you handle mobility leases and shared lettings?

Yes. We work on mobility leases (one to 10 months, for interns, doctoral students and short professional assignments), shared lettings (single lease or individual leases with a joint-liability clause) and standard furnished lettings. The paperwork differs, but our method is the same.
