Your project

Your Paris rental search

Renting in Paris is not searching for a property: it is winning a competition. Visit, solid file, sign within 24 hours. Your hunter takes over the race: pre-selection, dossier structured to landlord expectations, lease signed before you have time to doubt.

Response within 2 hours

Every property matching your criteria is analyzed within 2 hours of listing. Your hunter books the visit immediately and prepares your file in parallel. Time is the number one criterion on Paris rental.

120 partner agencies

Our network of agencies and managers flags many properties in advance. For rentals, upstream access often makes the difference between signing and watching the property leave.

A file that gets through

Your hunter structures your application to the standard Paris landlords expect: net income, guarantees, certificates, motivation letter. Out of 20 submitted files, the one that reads best wins.

2 to 4 weeks Average time between mandate signing and lease signing.

Our method

How your search unfolds

Four steps to sign a Paris lease in under a month.

  1. 01

    Brief and file

    Day 1

Video or in-office meeting. Framing of districts, budget, criteria, move-in calendar. Building your rental file: income, guarantors, supporting documents. Mandate signed.

  2. 02

    Intensive sourcing

    Weeks 1 and 2

Activation of public portals, 120-agency network, private listings. Every match is analyzed within 2 hours. You receive a daily short-list.

  3. 03

    Visits and application

    Immediate

Grouped visits of serious leads the same day. For matching properties, your file is submitted right away with a motivation letter. Your hunter defends your candidacy with the manager.

  4. 04

    Lease and inventory

    Within 7 days

Lease review (clauses, deposit, fees), support at signing and entry inventory. You move in with peace of mind, no trap clause, no procedural defect.

Tenant testimonials

Emergency professional relocation to Paris, I had to sign within 3 weeks. My hunter sourced 12 properties, I visited 4 the same Saturday, signed the 3-room in the Marais on Monday. Without Home Select, I would have applied alone to a crowded flat and lost two months.

Frequently asked

Your questions on rental search

How much does a hunter cost for a Paris rental?

Our fees for a Paris rental mission start at €1,500 incl. VAT for a standard lease and vary with rent and complexity (furnished, mobility lease, shared rental, urgent search). Fees are 100% on success: you only pay at lease signing.

What file do you need to rent in Paris?

Paris standard: last 3 payslips, employment contract (confirmed permanent ideally), last 2 tax notices, last 3 rent receipts or residence certificate, ID, bank details. For income below 3× rent, a physical guarantor or Visale (free) is essential.

Do you accept expat or non-resident applicants?

Yes, a significant share of our rental clientele. We know how to build a file acceptable to Paris landlords even when income is in foreign currency or you are entering the French job market. Visale, bank guarantee or professional guarantor based on profile.

How long to sign a Paris lease?

Our average is 2 to 4 weeks between mandate and lease signing. During peak periods (June, July, September) it can stretch to 4 to 6 weeks. Off-season (November to February), 10 to 15 days is achievable.

Can you sign a lease remotely?

Yes, electronic signature is now standard with most Paris agencies and managers. A relative or proxy (your hunter on specific request) can collect the keys and do the inventory for you.

Do you handle mobility lease or shared rentals?

Yes, we support mobility leases (1 to 10 months for interns, PhDs, professional missions), shared rentals (single lease or individual leases with solidarity clause) and standard furnished rentals. Documentary constraints differ but our method stays the same.
