    Week 1

    Visit at your place, study of recent notarial sales in the same building and district, analysis of micro-market tension. Joint choice of listing price and listing strategy (exclusive, semi-exclusive, multi-agency mandate). Mandate signed.

    Property preparation

    Weeks 1 to 2

    Professional photo shoot, editorial descriptive, 2D or 3D floor plan, staging advice (tidying, paint if needed), optional light home staging. The property must be ready to present at its best from the first visit.

    Targeted listing

    Weeks 2 to 6

    Distribution on mainstream portals (SeLoger, LeBonCoin, Bien'ici), our active buyer base, partner agency network. Financial pre-qualification of candidates before visit. Grouped visits ideally, to create slight positive tension.

  4. 04

    Offers, negotiation, preliminary

    Within 4 to 8 weeks

    Analysis of each offer (price, conditions, financial solidity), neutral advice on acceptance or counter. Once accepted, support to preliminary and final deed: review, suspensive conditions follow-up, notary coordination.

Your questions on selling

What are your selling fees?

Our selling fees start at 3% of the sale price incl. VAT, decreasing with amount. They are 100% on success, payable only at final deed signing. They can be borne by the seller (classic mandate) or buyer (buyer mandate), per your preference and strategy.

Exclusive, semi-exclusive or multi-agency mandate: which to pick?

Exclusive mandate (single intermediary) statistically generates a sale price 5 to 8% higher and faster commercialization, because your property is showcased. Semi-exclusive adds your right to sell directly to a buyer from your network. Multi-agency often disperses effort. We recommend exclusive except in specific cases.

How long to sell a Paris flat?

Our average is 4 to 8 weeks between mandate signing and preliminary. On highly demanded properties (Paris 6th, 7th, 16th, 4-room and up in good condition), 2 to 4 weeks possible. On harder properties (DPE D or E, ground floor, works needed), 8 to 12 weeks.

Should I do works before selling?

Rarely. Except extreme cases, heavy works are not recouped at resale: the buyer prefers their own choices and benefits from a smaller works discount than the actual cost. We do systematically recommend: off-white paint if colored walls, tidying and decluttering, small cosmetic fixes (joints, bulbs, taps).

What should I prepare before the first meeting?

Ideally: property title, latest property tax, latest charge calls and minutes of the last 3 years' general meetings, diagnostics if already done (DPE, lead, asbestos, electricity, gas, ERP, Carrez surface). If you do not have them, we refer you to a partner diagnostician.

Do you sell off-market?

Yes, on specific request. For prestige properties or sellers seeking total discretion (family or professional reasons), we offer marketing outside public listings, only to our active buyer file matching. Timeline may be longer but confidentiality is total.
