    Valuation and strategy

    Week 1

    A visit to your home, a study of recent notarised sales in the same building and the surrounding streets, and an analysis of micro-market tension. We agree the asking price and the marketing strategy together (sole, joint-sole or multi-agency). The mandate is signed.

  2. 02

    Preparing the property

    Weeks 1 to 2

    A professional photo shoot, editorial copy, a 2D or 3D floor plan, presentation advice (tidying, repainting if needed) and optional light home staging. The property needs to look its best from the very first viewing.

  3. 03

    Targeted marketing

    Weeks 2 to 6

    Listings on the main portals (SeLoger, LeBonCoin, Bien'ici), exposure to our active buyer base and our partner agency network. Each candidate is financially pre-qualified before viewing. Grouped viewings where possible, to create a touch of positive competition.

  4. 04

    Offers, negotiation and preliminary contract

    Within 4 to 8 weeks

    Each offer is analysed (price, conditions, financial standing) and you receive neutral advice on whether to accept or counter. Once an offer is accepted, we see you through to the preliminary contract and completion: legal review, tracking of suspensive conditions and coordination with the notaries.

Your questions on selling

What are your selling fees?

Our selling fees start at 3 per cent of the sale price including VAT, on a sliding scale according to value. They are paid only on success, at completion at the notary's office. They can be borne by the seller (a standard mandate) or by the buyer (a buyer mandate), depending on your preference and the agreed strategy.

Sole, joint-sole or multi-agency mandate: which should I choose?

A sole mandate (one intermediary) statistically achieves a sale price 5 to 8 per cent higher and a quicker sale, because your property is properly showcased. A joint-sole mandate adds your right to sell privately to a buyer from your own network. A multi-agency arrangement tends to dilute the effort. We recommend the sole mandate other than in specific cases.

How long does it take to sell a Paris flat?

Our average is four to eight weeks between signing the mandate and signing the preliminary contract. For sought-after properties (Paris 6th, 7th and 16th, four-room and larger in good condition), two to four weeks is achievable. For more challenging properties (EPC D or E, ground floor, works required), expect eight to twelve weeks.

Should I do any work before selling?

Rarely. Other than in extreme cases, major works are not recouped on resale: buyers prefer to make their own choices and the discount they apply for works is smaller than the real cost. We do, however, consistently recommend off-white paint where walls are heavily coloured, tidying and decluttering, and small cosmetic fixes (sealant, light bulbs, taps).

What should I prepare before the first meeting?

Ideally: title deeds, your latest property tax notice, the most recent service charge statements and minutes of the last three years of general meetings, and any diagnostic surveys already carried out (EPC, lead, asbestos, electricity, gas, ERP, Carrez area). If you do not have them, we will refer you to a partner surveyor.

Do you sell off-market?

Yes, on specific request. For prestige properties or sellers who require complete discretion (family or professional reasons), we offer a private sale outside the public listings, exposed only to our matched pool of active buyers. The timeline may be longer, but confidentiality is absolute.
