The short answer

Do you need a property hunter to buy in Paris?

For most buyers, yes: a hunter saves both time and money. At Home Select (1,200+ buyers assisted since 2011), a search takes 45 days on average versus 6 months alone, with 3 visits instead of 15 to 25, an average 6% negotiated off the price and access to off-market listings (15 to 25% of premium sales). Fees are 100% success-based.

1

Considerable time saved

Your property hunter reviews hundreds of listings every week, previews the promising properties and weeds out misleading adverts and flats that fall short of your brief. The result: you only visit the genuine gems, and on average 3 viewings are enough for Home Select clients to find the right home. It is a decisive advantage for busy professionals who cannot give up their evenings and weekends to the search.

2

Off-market access

15% of the properties we find for our clients come from the off-market, meaning apartments that are never published on the mainstream portals. Through a network of more than 15,000 partners (estate agencies, notaires, managing agents, building caretakers), Home Select receives more than 100 off-market properties every day. This exclusive access gives you a head start over other buyers.

3

Expert negotiation

Home Select's deep knowledge of the Paris market, built on more than 1,200 transactions since 2011, allows us to negotiate an average 6% off the seller's asking price. Our hunters master every negotiation argument: comparative market analysis, condition of the property, time on the market, technical weak points. On an €800,000 apartment, that represents a potential saving of €48,000.

4

An objective viewpoint

Unlike the estate agent, who represents the seller, the property hunter works exclusively for the buyer. They have no interest in steering you towards an unsuitable or overpriced property. This independence guarantees an honest opinion on every home visited: quality of the location, true condition of the apartment, potential for appreciation and any points needing caution.

5

Technical expertise

Buying an apartment in Paris carries technical risks that only a seasoned professional can identify. Our hunters analyse the diagnostic surveys (energy rating, lead, asbestos, electrics), review the minutes of co-ownership general meetings, estimate the real cost of works and make sure the property hides no latent defects. This expertise protects you from nasty surprises after signing.

6

End-to-end support

From the first phone call to the handover of the keys at the notaire's office, your property hunter stands beside you at every stage. Drafting the purchase offer, following the preliminary contract, coordinating with the broker on financing, liaising with the notaire, checking the legal documents: you are never left alone to face the complexity of a Paris property transaction.

7

Fees paid only on success

At Home Select, you pay only if we find your property. No registration fee, no deposit, no upfront financial commitment. Our fee comes to 2.5% of the purchase price (minimum €10,000 incl. VAT) and falls due only when the final deed is signed. This model aligns our interests perfectly with yours: we are motivated to find the right home, fast.

"Without Home Select, we would never have found our flat. It wasn't listed anywhere online. They took 45,000 euros off the price, and the support from start to finish was outstanding. Thank you."

Frequently asked questions

Is a property hunter really worth the cost?
Yes, and it is often a profitable investment. The reduction Home Select hunters secure (6% on average off the seller's price) more than offsets the fee of 2.5% of the purchase price. On a €700,000 property, that is a net saving of more than €24,000. The time saved, the technical security around your purchase and the access to off-market properties are difficult to put a price on. And with our success-only model, you take no financial risk: if we do not find your home, you pay nothing.
I know Paris well, do I really need a hunter?
Knowing the city is an asset, but it does not replace the specific skills of a professional property hunter. Daily access to the off-market, pre-viewings that save you dozens of hours, negotiation grounded in precise market data and technical expertise on surveys and co-ownership are services that even long-standing Parisians cannot reproduce on their own. Our Parisian clients are in fact among our most satisfied, because they can measure exactly what the service adds.
What happens if the hunter doesn't find anything?
At Home Select, fees are 100% success-based. If we do not find your property within the agreed timeframe, you pay strictly nothing. That has been our commitment since 2011, and our best incentive to succeed on every assignment. In practice, our success rate is very high thanks to our network of 15,000 partners and the experience of our 16 hunters.
What is the difference between a property hunter and an estate agent?
The estate agent works for the seller: their job is to sell a property at the best possible price for their client. The property hunter, by contrast, works exclusively for the buyer: they look for the best property at the best price for you. This fundamental difference guarantees objective advice and a negotiation conducted in your interest. At Home Select, our hunters are members of the FCI (Fédération des Chasseurs Immobiliers), a mark of professionalism and ethical standards.
How long does it take to find an apartment with Home Select?
On average, our hunters find the ideal property in 45 days. The timeframe varies with the complexity of the brief, the budget and the area targeted. Some assignments complete in a fortnight, others take a few months for the most demanding criteria. The hunter's advantage is working full time on your search, where a private buyer manages a few hours a week at best.
What are Home Select's property hunter fees?
Our fee comes to 2.5% of the purchase price, with a minimum of €10,000 incl. VAT, under the Exclusive offer. Under the Confidential offer, reserved for projects of €2 million and above, it is 1.5%. Fees are due only on success, that is at the signing of the final deed at the notaire's office. No registration fee, no deposit, no advance. This transparent model is our guarantee of total alignment between your interests and ours: we earn only if you find the home that is right for you.
