Each figure is a median, not an average. An average bends as soon as one purchase stands out; a median holds. It is also the statistic French notaries and public records publish, so it is the one that compares.
The price used is the amount actually paid, agency fees included, divided by the floor area. It is the figure that leaves the buyer’s account, not an asking price or an estimate.
We only publish an area once we have made enough acquisitions there for a median to mean anything. Areas where we bought once or twice do not appear: a median over two sales is not a median, it is an anecdote.
No address, no name and no individual amount appears here, or leaves our systems. We publish the area, never the street.
