    You only visit the 3 or 4 properties that passed the filter. When one matches, your hunter structures the offer with a numbered argument and negotiates with the seller or their agent.

    Through signing

    Your hunter stays by your side until the final deed: contract review, suspensive conditions follow-up, coordination with notary and mortgage broker. Fees are only due at signing.

How much does a hunter cost for a primary residence in Paris?

Our fees are set at 2.5% of the purchase price, with a minimum of €10,000 incl. VAT. You pay nothing until you have signed the final deed at the notary. In practice, our 6% average negotiation more than covers our fees.

How long will it take to find my flat?

Our average time between mandate signing and preliminary agreement is 45 days. It depends on market tension in your target sector and on the precision of your criteria. We calibrate the search together from the first meeting.

Do you cover all of Paris and inner suburbs?

Yes, our 16 hunters cover all of Paris intra-muros and adjacent towns of Hauts-de-Seine and Val-de-Marne (Neuilly, Boulogne, Saint-Mandé, Vincennes, Levallois, etc.). For Yvelines and outer suburbs, contact us to check coverage.

What if you do not find my property?

No fee is due. The mandate has a fixed duration (usually 6 months renewable) and you remain free to stop whenever you want. Compensation is tied to your signing at the notary, not to our effort.

Can you help with financing?

We are not brokers, but we work with two or three trusted partner brokers we recommend based on your profile. Your hunter is the bridge between the search and the loan.

Do you visit properties before me?

Systematically. Your hunter performs a pre-visit alone for every property that seems to fit. You then receive a detailed file and decide whether to visit yourself. This avoids pointless trips and on-site disappointments.
