    A thorough brief

    Day one

    An hour-long meeting at our offices on 60 rue François 1er or by video. We set the target arrondissements, the must-haves and the total budget including fees, and you sign the search mandate. No money changes hands at this point.

    Active sourcing

    Weeks one to four

    Your hunter works the public portals, our network of partner estate agents, private sales and our exclusive off-market pipeline in parallel. You receive a weekly shortlist of matching flats.

  3. 03

    Pre-viewings

    Ongoing

    Your hunter views every serious lead alone and sends you a detailed report: photos, video, an analysis of the building, the service charges, planned works and any weak points. You decide whether the flat is worth your time.

  4. 04

    Viewings and offer

    Three viewings on average

    You only view the three or four flats that have passed the filter. When one fits, your hunter builds an offer backed by figures and negotiates directly with the seller or their estate agent.

  5. 05

    Through to completion

    To the day you sign

    Your hunter stays at your side through to completion at the notary's office: contract review, conditions precedent followed up, coordination with the notary and your mortgage broker. Fees only fall due when you sign.

Your questions on buying your main home

How much does a property hunter cost for a main home in Paris?

Our fees are 2.5% of the purchase price, with a minimum of €10,000 incl. VAT. You pay nothing until you have signed the deed of sale at the notary's office. In practice, our 6% average negotiation more than covers the fee.

How long will it take to find my flat?

On average, 45 days between signing our mandate and signing the preliminary contract. It depends on how tight your target arrondissement is and how precise your brief is. We calibrate the search together from the very first meeting.

Do you cover all of Paris and the inner suburbs?

Yes; our 16 hunters cover the whole of Paris intra-muros and the neighbouring towns of Hauts-de-Seine and Val-de-Marne (Neuilly, Boulogne, Saint-Mandé, Vincennes, Levallois, and so on). For Yvelines and the outer suburbs, get in touch and we'll confirm coverage.

What if you do not find my flat?

No fee is payable. The mandate runs for a fixed term (typically six months, renewable) and you are free to walk away whenever you wish. Our payment is tied to you signing at the notary's, not to our hours.

Can you help with the mortgage?

We aren't brokers, but we work with two or three trusted partner brokers we recommend depending on your profile. Your hunter is the bridge between the search and the financing.

Do you view flats before I do?

Always. Your hunter carries out a solo pre-viewing of every flat that looks like a fit. You receive a detailed file and then decide whether to view it yourself. It saves you pointless trips and on-site disappointments.
