The starting point of this case is not a helpless buyer. It is the opposite.

This buyer had a mature project and was running his search himself, actively. He kept up contacts across the most premium agencies of the 5th, 6th and 7th, and was already receiving, on his own initiative, a steady flow of off-market properties. When he contacted us it was not out of conviction, it was a try: why not, just in case.

That is the most honest position a buyer can take, and it is also the one a simple mandate allows: nothing was exclusive, he stayed free to search in parallel, and he had nothing to lose.

Why a 300 sqm search in the 5th, 6th or 7th does not happen on the portals

The area entrusted to us was deliberately narrow: three Left Bank arrondissements, a floor area of 300 sqm. Within such a small perimeter, public availability is close to zero. Large floorplans rarely change hands there, and when they do, owners usually refuse the exposure of a listing, which reveals an address, an interior and sometimes a family’s financial situation.

Waiting for the right listing in that perimeter can take years. That is exactly the situation in which access to a network changes the nature of the problem.

As soon as the mandate was signed at the end of May, the search was broadcast widely: estate agents, property dealers, notaries, selling owners. More than 15,000 trusted partners knew precisely what this buyer was looking for.

Properties came in, all of them off-market. The decisive point of this case fits in one sentence: the buyer knew none of them. Not one, even though he was highly active himself and already plugged into off-market channels through his own agencies.

And yet the dozens of properties our search surfaced were all unknown to him, and the one he bought came from a channel he did not have.
