The real estate project

Pauline and Bruno already own a 3-room apartment of 49m2, very well optimized, with 2 bedrooms in Paris 12th. As the family has grown, they need a third bedroom and a common living space (living room/kitchen) that is a bit easier.

Why an apartment hunter?

Dynamic managers, sometimes on the go, and parents of 2 young children (2 and 5 years old), they sorely lack the time for contacts and visits. After 2 months of unsuccessful research, they decided to entrust their very precise search to a real estate hunter. Few properties meet their criteria and they are aware that it is necessary to react very quickly when such a property arrives on the real estate market.

What are the specifications?

The search criteria are very precise: For a GLOBAL budget of 760,000 euros maximum, Catherine is looking for, in an OLD building, a 4-ROOM family apartment with 3 bedrooms (or with the possibility of creating a third bedroom). The surface is at least 65 m2 with an open kitchen (or with the possibility of opening between the kitchen and the living room). Always with the aim of optimizing space, a shower room is preferable. In addition, this accommodation must be on a high floor, crossing, VERY BRIGHT, with an elevator IMPERATIVELY and in a small, well-maintained condominium. No central heating, no caretaker (condominium fees are often very high). Work is possible (included in the budget).

What is the research sector?

The research sectors are also very specific: Paris 12th, only in the DUGOMMIER “triangle”, DAUMESNIL (north of the Boulevard de REUILLY), REUILLY-DIDEROT and, second sector, LEDRU-ROLLIN (12th side).

What is the action plan?

Properties “in the old”, on a high floor with an elevator, almost never appear on the Internet (Se Loger, Logicimmo, Explorimmo...) .The action plan is therefore multiple: First of all, you must be very reactive as soon as a property arrives on the market in order to be the first to visit it. At the same time, Catherine regularly, with her nose in the air looking for sales ads and distributing flyers in letterboxes when access to buildings is possible. Finally, his “field” work is complemented by regular visits to neighborhood real estate agencies to remind real estate agents of his research.

How did the research go?

After discussing the “administrative” part of the research in mid-December (signatures of the exclusive mandate, validation of the budget by our partner broker), Catherine started the research on January 2. As expected, it was a long-term job, but Pauline and Bruno never lost hope. Indeed, their budget (price/m2) was consistent with their needs. The main difficulty, apart from the upper floor with an elevator, was to combine the kitchen and the living room, often separated by a corridor and/or a load-bearing wall (a big blocking point in the old one). Few properties triggered a visit because not all the criteria were met. Catherine sometimes tested the brightness of apartments on lower floors (1st and 2nd floors) or the atmosphere of a 1950s building, or a nearby area such as the “Rue du Rendez-Vous” next to Nation, but her attempts were not successful for Pauline and Bruno.

How did you find the property? After how long?

Over time, one point became obvious: in the old one, given the surface area sought in these sectors (depending on the budget), it was necessary to direct the search towards the 3 rooms with the possibility of recovering part of the living room to create a 3rd bedroom, while maintaining an acceptable space for the living room/kitchen.It is this configuration that I found after 3 months of active search.A property came to me in a neighborhood agency and I have it visited quickly.

What is the description of the property found?

It is a 3-room apartment of 70m2 LC (75m2 on the ground) located on the 6th and last floor (with elevator) of a bourgeois building located on Place Félix Eboué (Daumesnil metro station) .The common living space (living room/kitchen of 35m2) is oriented to the South and the 2 bedrooms to the East. The view of the Place and the rock from the Vincennes Zoo is breathtaking. Each of the 5 patio doors has a balcony. A shower room (with a skylight) and separate toilets complete the property, as well as a cellar in the basement.Several maid's rooms had been combined by the former owner. Few load-bearing walls are present. Work is therefore more easily conceivable.The icing on the cake: the probable possibility of buying the attic in the condominium! FAI price: 590.000€ Work estimate: 70,000€

How did the customer decide?

After watching my video and learning about the criteria of the apartment and the very well maintained condominium, Pauline and Bruno in turn visited it the next day and made an offer. A second, slightly lower offer, but without a suspensive clause, competes with him. Following a second visit with an architect and tough discussions with the real estate agent, Pauline and Bruno's offer was finally accepted by the seller on April 4!

Has any work been done?

The work has been in progress since the beginning of July and this normally until mid-November (with a break of 5 weeks in August/early September). A third bedroom (with a shower) is created and the common living space with an open kitchen (and a fireplace) gives an area of about 25m2. On September 15, during an extraordinary condominium meeting, Pauline and Bruno had a unanimous agreement to buy the attic. This additional volume is providential.
