Real estate hunters: main residence and also real estate investment

Apartment hunter

Found!Discover a search quickly conducted by Gaëlle Loheac, our apartment hunter specialized in Paris 10th. Étienne has been actively looking for an apartment for 6 months: having no results, he decides to let himself be guided by a professional! At Home Select, Gaëlle takes up the challenge and offers unparalleled support! Judge instead...

What objectives should Etienne's future property fulfill?

Renting in Paris for a few years, Étienne is a young man determined to make his first real estate acquisition. He wants, at the same time, a property that meets his personal life requirements, but also well positioned for resale.

What qualities did he look for in an apartment hunter?

After a few unsuccessful months, Étienne realizes that he does not have the necessary reactivity to get the long-awaited apartment. Maybe they can't identify the right ads either? It is better to call on a real estate hunter to frame and support your search.

Why did Gaëlle Loheac from HOME SELECT take this file?

On the Internet, Étienne discovered the Home Select site, for which he sent a contact form. As soon as it was received, Jean Mascla, at the head of this network of hunters, decided to entrust this file to Gaëlle Loheac. A professional who is particularly well established in coveted geographical sectors.

What was the main point of Etienne's research?

Enthusiastic at the idea of undertaking new research, Gaëlle Loheac immediately contacted Étienne, to present to him how Home Select works and the implications of the research mandate, then set up an appointment at her home. During this exchange, they determine together the criteria to be targeted: a beautiful living room, an openable kitchen, a property of at least 35m² rather in the old one and no ground floor. In terms of location, Gaëlle can focus on the center of Paris, namely the 2nd, 3rd, 9th and 10th districts (close to the 2nd and 9th only). Ideally, he would like to stay in the 2nd arrondissement, where he is currently rented. Its budget is 370,000€ HAI, but it can slightly exceed it in case of a crush: the important thing is, above all, to obtain an attractive price per m² (10,000/10500€ per m² maximum), to meet his need to acquire a property that can be easily resold. As a result, Étienne is ready to do some work, in order to be able to upgrade it in a few years.

How did Gaëlle approach research?

From experience, Gaëlle knows that getting a property in the 2nd and 3rd districts of Paris will be difficult: completely saturated sectors, the price per m² is very high there. In fact, our real estate hunter will have better luck in the 9th and 10th! However, she does not close any doors, looks at the ads in all the coveted areas and activates her address book by sending a personalized email and followed by a phone call.

What were the highlights of this research?

Thanks to one of her contacts, Gaëlle visits a property in preview, in the 2nd arrondissement of Paris: located on the 1st floor on the street, it offers a beautiful living room, with a bedroom overlooking a small courtyard (not very bright). Completely redone (even if the materials used are of lower quality), the apartment is interesting, but it lacks character! All the same, she decides to present him to Étienne, with lots of photos and videos: like her, he does not find her charm and decides not to follow up. Having made a lot of visits before asking Home Select, Étienne knows how to position himself. Not to mention that he gives credence to Gaëlle's opinion. Our apartment hunter then spots an announcement full of promises, written by an agency with whom the network works a lot: she calls and gets the first visit to the property. This is an apartment on the top floor without an elevator, in a condominium in the Pigalle district. Work is to be expected and justify the price per m² proposed (around €10,000). Unfortunately, Étienne's time to think (although 30 minutes to 1 hour maximum) is enough to make him miss this great opportunity. Big disappointment on both sides...

Where did the apartment hunter find the property that caused “Tilt”?

Fortunately, Gaëlle does not give her much time to dwell on it: she spots two interesting ads and quickly organizes 2 visits to follow. The first one is “tilting”! Étienne will visit the second for the sake of conscience, but will not be able to forget the first apartment...

What services did the famous property offer?

Located in the 10th arrondissement of Paris, near the “Grands Boulevards” metro station, in an old building from the 1900s, the 41m² apartment offers a 17m² living room, a 9m² kitchen, a 9m² kitchen, a bedroom of about 11 to 12m², a bedroom of approximately 11 to 12m² and a shower room of just over 3m². Calm, cute, well optimized in terms of surfaces, its only defect is that it is not very bright. But that doesn't seem to bother Étienne too much. The only question bothering him concerns its layout: the kitchen is separated from the living room by a load-bearing wall. Therefore, any modification of the structure is subject to the vote of the condominium and requires a greater financial investment than the removal of a simple partition.

Once the offer was validated, on what point did Gaëlle fight for Etienne?

Enthusiastic about the location (close to his work), the price and the charm of the apartment Étienne immediately wrote an offer at the price. Having visited the property with other potential buyers (open visits), he knows that he is not the only one to find qualities in it. Fortunately for him, he offers better financing than other candidates and takes the decision of the owner! Once Étienne's proposal has been validated, Gaëlle asks for the meeting minutes, to determine whether collective decisions are more leaning towards yes or no. She also realizes that a general meeting will soon be organized: she makes every effort to get the seller to agree to have the reduction of the load-bearing wall included on the agenda by collecting his agreement and by contacting the trustee urgently. While assuring him, moreover, that this was not a suspensive condition: the sale would go well and well, regardless of the answer obtained! For this purpose, Gaëlle involves a design office, to establish the feasibility study (recommended materials, detailed work, etc.), which she will send to the Syndic, who will be in charge of handing it over to the various owners. Despite a very tight schedule, everything is done on time and allows Étienne to have his authorization, even before the signing of the final act of sale!

Beyond the removal of the load-bearing wall, did Etienne do other work?

As Étienne has obtained the agreement of the condominium, as soon as he arrives, he can begin work on the load-bearing wall. He took the opportunity to redo the bathroom, transforming the bath into a shower. He also removed the kitchen, to install another one, and redid the floor, which had been damaged by the removal of the wall. Finally, it refreshes the whole thing with a small touch of paint!

A case navigating between excitement and stress

A stimulating search and a stressful end of acquisition, with this story of a load-bearing wall! However, Gaëlle has never felt her added value so much — offering her know-how as a notary to Étienne, by obtaining the authorization of a collective, even before her client was officially the owner of the property!

“Support beyond all my expectations”

Gaëlle's intervention was doubly appreciated by Étienne: on the one hand, by his targeted and relevant research; on the other hand, by his notarial qualities, which now allow him to enjoy a refurbished property, while the work on the load-bearing wall could/should have taken several months (just to obtain the famous authorization)
