In January and February 2017, our property researcher visited no less than twenty apartments for the investor couple. Faced with numerous disappointments, it was quickly considered to offer Catherine Ziegler the possibility of extending her search to a single apartment, for a total budget of 1 million, but the coveted apartment must imperatively be able to be divided into two properties, with two distinct entrances. However, this new data does not necessarily open up new perspectives, insofar as creating a second entrance on a level is not easy: it is appropriate to request it from the co-ownership, which cannot be requested before the signing of the final act. Potentially fulfilling the new specifications, Catherine Ziegler presented the investor couple with an apartment on Rue du Colisée, in a magnificent old building. What was the key factor in the research?

During the month of March, Catherine presented them with an apartment in a residence from the 1960s, full of character! At the visit, the couple is enthusiastic! Located rue de Ponthieu, the 60m² property offers a very clear view of greenery, high ceilings, light parquet floors and white walls, for a very bright whole. Not to mention a balcony on the bedroom side, which opens onto the garden! The apartment is in the heart of a residence from the 1960s, which has been completely renovated and redesigned, front and rear facades.

Under what conditions did the investor agree?

Not needing a parking space, the couple decides to make an offer without and an offer with: the agency sends it to the owner, who accepts their proposal at 630,000€ and keeps the parking for rent. The compromise was signed quickly. On the other hand, despite the absence of a loan, the drafting of the authentic act is slightly delayed, forcing the couple to wait...

Was a work envelope necessary?
