Amy wanted Lisa to focus her research on the 11th arrondissement exclusively: as she had studied there, she had friends and felt safe for her late returns in the evening, with a lively nightlife (restaurants, shops...). Ideally, she was hoping for the nice corner of the 11th, namely Faidherbe, Chaligny and Charonne. In terms of the apartment itself, Clément was looking for a large studio, bright, quiet, with little work. All for a starting budget of 260,000€ FAI.

How did Lisa manage to get relevant visits?

Lisa begins her search by examining the HS application and sending emails to all her contacts: she is not limited to the 11th arrondissement, our apartment hunter also selects neighboring sectors, because it often happens that real estate agencies have properties beyond their traditional area of intervention. Lisa combines her written procedures with short phone calls, in order to take the time to properly describe Clément and Amy's project.

Why was the research carried out in two (short) stages?

The first meeting with Clément took place during the first visit: having more flexible hours than Amy, he was the visitation officer for his daughter's apartment! First of all, Lisa took him to see 3 properties displayed at 260,000€, to show him the realities of the market. In other words, with this budget, you can touch on the different criteria, but you can't hope to have them all... At the end of these first visits, Lisa makes a point with Clément: with an additional €20,000, Amy's apartment becomes “accessible”, otherwise you will have to cut back on certain elements (floor, distance from the center, from the privileged sector...). After some thought, Clément gave the green light for 280,000€ FAI.

What is the element that started it all?

As soon as Lisa is authorized to look at properties with this new budget, she spots an ad on the Seloger site, which corresponds in every way to the wishes of Amy and Clément! The apartment is exclusively with an independent agent, who is however not specialized in the 11th arrondissement, but who knows the seller by relationship. Not being there, this professional had not yet shown him around: neither one nor two, Lisa organizes an appointment with Clément, to stay the first on the spot!

Did Lisa manage to find THE property in the coveted location?

The building is located in Amy's favorite sector, Faidherbe-Chaligny station. Although it is neither in great condition nor super clean, it has a privileged location for its client: 100 meters from shops and restaurants where it is always busy late at night. Not to mention Amy's geographic proximity to her friends. And, icing on the cake, next to its former school, to revive some good memories... Located on the 1st floor with elevator, the 28m² studio is very well arranged. Renovated, with a nice parquet floor and a beautiful bathroom (with the possibility of putting a washing machine!) , the property also has separate toilets (rare!) , a storage space in the entrance and a separate kitchenette, which can be opened onto the main room, if you wish.

Did the property win all the votes?

From the first visit, Lisa explains to Clément that it is imperative to position yourself on the property, with an offer at the price, because it will sell easily under the conditions dictated by the seller. So the father immediately writes a proposal to block the apartment. A second visit is organized the following week with Amy, in order to get her opinion: it's a real crush! All that's left is the mother's opinion to get to confirm the case. On the third visit, the whole family (and even more!) is there: the reviews are rave!

 What has Clement changed in the studio?

Even if it was not necessary, Clément wanted to redo the whole kitchen, to make it prettier and more practical. At the same time, he will change the bay windows, to put double glazing. Finally, having only a few storage spaces to offer, the apartment will very soon be decorated with custom furniture, which will complement that in the entrance! For this part, Lisa was very available: in fact, as the real estate agent was not in Paris, he gave her the keys, thus allowing Clément to carry out the various measures, for these new developments, while waiting for the signing of the authentic act.
