What is Carolina's real estate project?


Both a nurse and an anthropologist, Carolina ardently wanted to acquire her first apartment in Paris, where she had been renting a studio that was too cramped for several years. She wants to feel really at home and be closer to her friends who live mainly in the 19.th arrondissement of Paris or Montreuil.


Why do you call in an apartment hunter?


Carolina knows nothing about real estate and feels that she needs to be accompanied and advised, already apprehending to make a choice that she would regret later. In the event of a crush, she is afraid of getting carried away too quickly, at the risk of skipping over the numerous documents to be analyzed (minutes of general meetings, diagnoses, notices of charges, condominium regulations, etc.) and of not knowing how to detect possible “wolves”. Someone competent had to comfort and reassure her in her choices.


How did she know HOME SELECT real estate hunter?


While surfing the Internet, Carolina filled out the questionnaire on the HOME SELECT website allowing them to be called back by one of the team's hunters. Upon receipt, Jean Mascla offered the file to Anne Lecourt: available, she immediately contacted the young woman and the contact immediately went on between them.


What are the criteria to be met in this search?


During their discussions, Carolina listed the criteria for her search: she wants a real quiet 2-room apartment, at least 30 m², bright with unobstructed views, facing south-west, with a separate kitchen, with window and a cellar.

Located near public transport and a few essential shops, it must be located in a safe neighborhood, in an old building, not exceeding 6 floors, with a mandatory elevator from the 3rdE.

In terms of location, the search can focus on the 19th (Buttes — Chaumont), the 20th (Villette), the 12th, the 13thth And the 14th, but also in Pantin (near the National Dance Center), in lower Montreuil and in Vincennes.


How did our apartment hunter approach the search?


As Carolina had not made any visits before contacting HOME SELECT, Anne offered to do the visits together, so that she could get used to the volumes and condition of the properties in relation to the photos and surfaces indicated in the ads. As his schedule allowed him, that was a good fit.

In terms of organization, it was agreed that Anne would offer him the two-rooms that met her main criteria, taken from the HOME SELECT application. As soon as Carolina indicated “AIME”, our real estate hunter called the agency or the individual seller, to check that the information not indicated in the ad would not be unacceptable for her. If the exchange was positive, she scheduled a visit.


How did the research go?


The first visit was to Pantin: by aiming for a property in the suburbs, Carolina could then hope for an apartment with a larger surface area than in Paris. But, despite the fact that it is large, in good condition with an unobstructed view (and even a small exterior!) , the building proved to be an obstacle: she did not project herself there. Indeed, the atmosphere did not correspond to it, the occupants being mainly elderly people or families.

The next two visits, one in the 19th and the other one in Montreuil, did not trigger offers: the properties required too much refreshing work for Carolina. By visualizing what “to be refreshed” meant in an ad, she was able to get a better idea of the condition of this type of property and thus decide that it was not for her.


How did the apartment hunter find it?


By extracting the HOME SELECT application again, Anne came across an announcement full of promises: it ticked all the boxes, but it was located on the ground floor... After submitting for an opinion, Carolina asked to see it...


What is the description of the property found?


Located in the 19E arrondissement of Paris, in its favorite district, it is a real large two-room apartment, completely renovated. It met all the requirements of the young woman. Quiet, it was certainly on the ground floor, but it overlooked a peaceful courtyard.


How did Carolina decide?


On the same day, Anne organized a 5E Visit in the 11E arrondissement of Paris: he also liked the property, but it required some adjustments. So she preferred to focus on the good in the 19E. Our apartment hunter helped him write an offer to purchase, which was slightly negotiated to better match the market price.

The owner quickly countersigned his offer, and together they made two other visits at different times to reassure Carolina. At the same time, Anne even interviewed some occupants to get their opinion on the condominium: all the lights were green!

Once the buying process was complete, Carolina settled in and was able to enjoy the decor and furniture, to finally feel at home!

In general, Anne likes to help: advising and reassuring Carolina throughout this important project was therefore a real pleasure. Our relationship has naturally evolved from vows to relationships, extending our discussions beyond the strictly real estate sphere. For Anne, not only was she happy with the quality of her work, but she also met a beautiful person, whom she does not want to lose sight of.
