Paris real estate hunters: young man anxious to find his first property

Why was Daniel looking to buy?

Daniel has been living in Paris for a few years: working near the Trocadero, he had found a small rental nearby, which reduced his travel time as much as possible. Today, he has really decided to leave! A highly motivated first-time buyer, he is looking for an apartment that is at the opposite end of the spectrum of his current place of living — which he considers, at the same time, unattractive, noisy and too small, even if the layout was optimal.

What exactly was Daniel looking for with an apartment hunter?

What were the determining factors in his research?

Our real estate hunter quickly sent him a telephone message, to introduce him to how HS works and to set up an appointment to come to his house. A way to see firsthand the reasons why Daniel is fed up with his studio, in other words, what he does not want! Together, they then draw up the search criteria: a property of at least 35m², bright, old or contemporary after 1990, with an open or openable kitchen, and simple jobs (in the order of refreshment only) .Sectorization is also important: Daniel wants Gaëlle to focus on the 15th (central), the 16th (central), the 9th and 14th districts, on the station side. Montparnasse (maximum 10 minutes on foot). All for a maximum budget of 420,000 HAI (Agency Fees Included) and only if the property in question has a surface area justifying this investment (i.e. 39-40m²).

In what state of mind did Gaëlle approach this research?

Gaëlle Loheac begins her research by consulting the ads on reference sites and by contacting her network. In general, she is quite confident: she knows that she will find, even if there are many criteria to consider... Criteria that will be prioritized over the course of visits...

Why did the specifications change?

On the first visit, Gaëlle invites Daniel to discover a property with great potential, located near Montparnasse station. Designed without an open kitchen (and without the possibility of opening it), it includes all the other elements of the specifications! Our real estate hunter then understood that opening the kitchen was an imperative criterion. Despite all the potential of the second visit (renovated apartment), Gaëlle noted another key criterion: the presence of an elevator is mandatory! And even if the property is on the 1st floor. As the visits go by, our hunter refines his search and ends up showing him a property that appeals to him. Located in the 14th arrondissement near the train station, it needs to be refreshed, but offers great services. So he decided to write an offer. Daniel nevertheless wonders about the positioning of the balcony: would it be possible to exchange the bedroom (which it overlooks today) with the living room, to allow the balcony to be an extension of the living room? Gaëlle calls on an HS contractor to rule on the question: the latter announces that the wall is load-bearing — which does not rule out this possibility, but makes the work considerably heavier. Daniel prefers to retract. Gaëlle then takes the time to explain the situation to the real estate agency and apologises for it — which now makes it possible to maintain a good relationship with her.

How did Gaëlle put her finger on the property she was looking for?

Our apartment hunter is actively resuming his research! One of her contacts then offers her a property in the 15th arrondissement — which she can visit, almost as a preview, since they are only the second to come and discover it.

Did the good combine all of Daniel's wishes?

In a small condominium, in an old building, the 36m² property offers a large bright living room, with a large window and an open kitchen. Located on the 3rd floor with elevator, it offers an unobstructed view, without real vis-à-vis, and a small room of 11m². Its location is particularly appealing to Daniel who lived, in his youth, 2 numbers away from this apartment: the area is commercial, lively and above all, is a 15-minute walk from his work!

Did Daniel procrastinate for a long time?

Almost immediately, Daniel writes an offer at the price: there is no need to negotiate, the price is perfectly consistent with respect to the m². He got the apartment because it was the first offer at the price — which highlights the interest of visiting the first ones on this kind of products that sell very quickly. In the evening, the agency received other equivalent offers, but Daniel's was given priority. A notary by training, Gaëlle studies condominium documents to give the best information to her client and ensure that everything is perfect. At the time of signing the compromise, the seller asks Daniel if he agrees to slightly delay the completion time, for fiscal reasons (and thus, benefit from an allowance linked to the anniversary date, compared to the date of purchase). A delay of one month that is not a problem for Daniel since the latter is renting.

Did the apartment deserve some work?

The apartment had only one slight defect: you initially had to go through the bedroom to access the bathroom. Even though Daniel lives alone, this layout is still inconvenient with guests. He therefore installed a simple partition that offers access to the shower room through the living room. In addition, he took the opportunity to install a new kitchen!
