The project

This couple, she French, he American, was returning from 6 years in New York. Their two children had been attending a bilingual school and needed to enroll in a similar institution in Paris (international lycee or bilingual school in the 15th-16th). The couple’s non-negotiable requirement: an Eiffel Tower view. After living with a Central Park view, they wanted an equivalent panorama in Paris.

The property found

The selected apartment occupied the 8th floor of a 1970s residence on boulevard de Grenelle, with elevator and concierge. 130 sqm: a triple living room of 45 sqm with panoramic bay windows facing the Eiffel Tower, 4 bedrooms of 11 to 15 sqm, a separate kitchen of 12 sqm, two bathrooms, a storage room and a cellar.

The view was exceptional: the Eiffel Tower stood in full frame from the living room and the master bedroom, with no overlooking buildings. In the evening, the hourly sparkling was visible from the sofa. The 8 sqm wraparound balcony offered a 180-degree view from the Trocadero to Montparnasse.

The property required bathroom and kitchen renovation (estimated at 65,000 euros), but the reception rooms were in good condition with well-maintained solid parquet flooring.

The negotiation

The listed price of 1,600,000 euros corresponded to 12,308 euros/sqm, in the upper range for the area but justified by the exceptional view. The property had been on the market for 6 weeks, with two viewings that had not resulted in an offer.

Catherine Ziegler structured the negotiation around three arguments: the cost of bathroom and kitchen renovation (65,000 euros), the high co-ownership charges (5,200 euros/year) linked to the full-service residence, and an analysis of the last 4 sales of apartments with Eiffel Tower views within a 500-meter radius, establishing an average price of 11,500 euros/sqm.

The offer at 1,480,000 euros was rejected. The agreement at 1,520,000 euros, or 11,692 euros/sqm, was reached in exchange for a quick signing of the preliminary contract. Savings: 80,000 euros, plus the budgeted renovation margin.
