The project

Our client held a CFO position at a CAC 40 company. Accustomed to making quick decisions in her professional life, she applied the same rigor to her property project. Her criteria, established after a year of unsuccessful solo viewings, were precise:

High floor (5th minimum), dual aspect (east-west or south), no direct overlooking, living room of at least 25 sqm, building with concierge and well-maintained common areas, proximity to the Victor-Hugo or Rue de la Pompe metro stations. Maximum budget: 750,000 euros.

The search strategy

With such targeted criteria in an arrondissement where stock is limited, our property hunter adopted an exhaustive strategy: covering 100% of listings published within the perimeter while simultaneously activating the off-market network.

The property found

A three-bedroom flat of 75 sqm on the 6th and top floor of a 1935 Art Deco building, with elevator and concierge. South-east dual aspect, a 27 sqm living room bathed in light, two bedrooms (14 and 11 sqm), semi-open kitchen. Oak parquet flooring, 2.70 m ceiling height, open view over the rooftops with no overlooking.

The building had undergone a recent facade renovation (2022), had a comfortable works fund, and monthly charges of 350 euros, concierge included.

The negotiation

The asking price of 715,000 euros corresponded to 9,533 euros/sqm. Our property hunter identified two negotiation points:

  1. The condition of the bathroom: the tiling and fixtures dated from the 1990s, requiring an estimated renovation budget of 12,000 euros
  2. A slight market correction: recent transactions in the neighborhood showed a trend at 9,100-9,400 euros/sqm for comparable properties

The offer at 670,000 euros prompted a counter-proposal from the seller at 695,000 euros. After a well-argued exchange, an agreement was reached at 680,000 euros (9,067 euros/sqm). The client signed the preliminary agreement within the week.
