Couple in their thirties seeking lively neighborhoods: a 3-room apartment found in the 11th in 5 weeks

A Parisian couple in their thirties, renting in the 15th, wanted to buy a 3-room apartment in a lively neighborhood of Paris with a budget of 570,000 euros. Marie Esmieu-Fournel, property hunter at Home Select, found a 58 sqm apartment on the 4th floor in the 11th arrondissement in 5 weeks, negotiated at 545,000 euros, a saving of 25,000 euros on the listed price.

Mission summary

  • Property type: 3-room apartment, 55-65 sqm
  • Budget: 570,000 euros agency fees included
  • Negotiated price: 545,000 euros (-4.4%)
  • Search duration: 5 weeks
  • Buyer profile: Couple in their thirties, two permanent contracts, first-time buyers

The project

Lucie and Thomas, both in their thirties working in the creative sector, had been renting a 2-room apartment in the 15th arrondissement for four years. Their daily life revolved around the neighborhoods of eastern Paris: restaurants, nightlife, friends. The daily commute was taking a toll on their quality of life. They wanted to buy where they actually lived, not where they slept.

Their brief was precise about the atmosphere but flexible about the address: a neighborhood with shops open on Sundays, terraces within walking distance, authentic neighborhood life. The 10th around the Canal Saint-Martin, the upper 11th near Oberkampf or the 3rd around the Carreau du Temple were on their list. The budget of 570,000 euros made the 3rd difficult to access for the desired surface area.

The search strategy

Marie Esmieu-Fournel mapped the micro-neighborhoods matching the atmosphere criteria while remaining compatible with the budget. The 3rd arrondissement, with an average price exceeding 11,500 euros per sqm, was ruled out for renovated properties. The search focused on two zones: the Oberkampf-Menilmontant area in the 11th arrondissement and the Canal Saint-Martin in the 10th.

The property hunter activated her network of agents in the area and monitored new listings daily. In parallel, Marie identified three off-market properties through building concierges she has known for years in the neighborhood. Of the 14 properties studied over 5 weeks, 6 were visited in person.

The property found

The selected apartment is located on rue de la Folie-Mericourt, a quiet street perpendicular to rue Oberkampf. It is a 58 sqm 3-room apartment on the 4th floor of an 1890 building, with original solid parquet, an open kitchen renovated in 2022 and two bedrooms overlooking the courtyard. The absence of an elevator, in a 5-story building, explained a listed price below the area average.

The property had been on the market for 3 weeks without an offer. The couple was won over by the cross-ventilation brightness: living room facing the street, bedrooms facing the courtyard, and by the quality of the Hungarian point parquet. The 18-unit condominium, well managed, showed a comfortable reserve fund.

The negotiation

The listed price was 570,000 euros, or 9,828 euros per sqm. Marie built the negotiation argument around three points: the absence of an elevator on the 4th floor (typical discount of 3 to 5% in the neighborhood), a DPE rated D requiring window insulation on the street side, and the 3-week marketing period without an offer.

The initial offer was positioned at 535,000 euros. After a counter-proposal from the seller at 555,000 euros, an agreement was reached at 545,000 euros, or 9,397 euros per sqm. This 25,000 euro negotiation represents a 4.4% saving on the asking price.

What this mission illustrates

Defining a neighborhood by lifestyle, not by address. Many buyers arrive with an arrondissement in mind. Lucie and Thomas described a way of life: terraces, shops, neighborhood life. This allowed the property hunter to intelligently widen the perimeter and multiply opportunities. This is an approach we detail in our guide to Paris arrondissements.

Exploiting structural discounts. A 4th floor without elevator is not a drawback for a couple in their thirties. It is a negotiation lever that reduces the price per sqm by 5 to 8% compared to similar properties with elevators. The property hunter identifies these discounts that independent buyers often wrongly avoid.

Acting quickly on underpriced properties. Three weeks without an offer in the 11th signals either a hidden problem or a slightly high price. The property hunter’s analysis confirmed the second hypothesis, enabling a quick and well-argued offer before the seller lowered the price and attracted other buyers. We describe this strategy in our article on apartment viewings in Paris.

Frequently asked questions

How does a property hunter identify lively neighborhoods in Paris?

The property hunter analyzes the density of local shops, cultural life (cinemas, galleries), open-air markets, transport links and pedestrian quality of life. In Paris, the 10th, 11th and 3rd arrondissements concentrate the criteria most sought after by active people in their thirties.

What budget should you expect for a 3-room apartment in the 11th arrondissement in 2026?

In 2026, a 3-room apartment of 55 to 65 sqm in the 11th arrondissement sells between 500,000 and 650,000 euros depending on the floor, condition and proximity to the busiest commercial streets. The average price per sqm ranges from 9,200 to 10,500 euros.

Can you buy in a lively neighborhood without suffering from noise?

Yes. An experienced property hunter favors properties on high floors overlooking the courtyard, streets perpendicular to the main thoroughfares and buildings with recent double glazing. In the 11th, the quiet streets just steps from rue Oberkampf offer this compromise.
