The project

Julien and Emilie had been renting a 3-bedroom in the 15th arrondissement for six years. Their second child had just been born, and the 55 sqm apartment was becoming too small. Their priority was to stay in western Paris, near their eldest child’s nursery school, with at least three bedrooms.

The negotiation

The asking price was 780,000 euros, or 10,833 euros per sqm. Frederic built his negotiation argument around three points: the necessary refurbishment of the kitchen and bathroom (estimated at 25,000 euros), the C energy rating which, while acceptable, was not optimal, and a comparison with three recent sales in the same neighborhood, including a similar 4-bedroom sold at 10,200 euros per sqm two months earlier.

The initial offer of 720,000 euros was met with a counter-proposal of 750,000 euros. After a second exchange, an agreement was reached at 740,000 euros, a saving of 40,000 euros (5.1%) on the asking price. In terms of price per sqm, the final figure of 10,278 euros per sqm sat in the lower range for the neighborhood.
