The project

Our clients were living in a three-bedroom apartment of 58 sqm in the 17th arrondissement, which had become too small with the arrival of their third child. Their budget of 550,000 euros did not allow them to find a four-bedroom apartment in their arrondissement, where prices exceed 10,000 euros per sqm for this type of surface area.

After careful consideration, the couple agreed to expand their search to the inner suburbs, provided they stayed within 15 minutes of Gare Saint-Lazare. Asnieres, Levallois, and Courbevoie were on the list. The desire for outdoor space for the children naturally steered them toward ground-floor apartments with gardens.

The search strategy

Our property hunter focused the search on the Asnieres neighborhoods best served by transport and most suitable for families: Flachat (close to the station and schools), Bac-Becon (residential setting), and the area around Parc Robinson.

The ground-floor garden market is a niche: properties are rare and sell quickly when the garden is a decent size. The property found

Two underground parking spaces included.

The overall condition was good; only the bedroom paintwork needed refreshing. Co-ownership charges amounted to 290 euros per month, including the caretaker and maintenance of communal green spaces.

The negotiation

The asking price of 565,000 euros placed the property at 6,420 euros per sqm for the interior alone, above the average for the Flachat neighborhood (5,800 to 6,200 euros per sqm). Our property hunter built the case on three points:

  2. Comparable transactions: two recent sales of four-bedroom apartments with gardens in the neighborhood had closed at 5,900 to 6,100 euros per sqm
  3. The couple’s substantial deposit: 40% personal deposit, no financing risk

The offer at 510,000 euros was followed by discussions over three days, leading to an agreement at 520,000 euros (5,909 euros per sqm).
